• Consider traffic generation for different commercial uses (grocery store, smaller <br />home improvement store) based on traffic distribution patterns as well as trip <br />generation rates. <br />Truck Delivery: <br />• What is the number/frequency,'days of the week of delivery tnicks serving the site? <br />• Break down first bullet point for delivery trucks for Home Depot, Longs, small shops. <br />• What types, sizes of trucks would be making deliveries for Home Depot, Longs, <br />small shops? <br />• What is the truck route for trucks coming from the south (Fremont)? <br />• Applicant should initiate discussions with Vulcan and Hansen concerning use of El <br />Charro Rd. to Busch Rd. regazding delivery truck access. <br />• Consider use of Sunol-First-Stanley truck route. <br />Conditions of Approval/Enforcement: <br />• Consider conditions of approval limiting delivery times/days of week. (Check with <br />other communities, e.g., Campbell.) <br />• Identify plan for short-term and permanent code enforcement/ongoing <br />reporting/tracking to ensure that trucks stay on approved routes. <br />• Consider proposal for an ordinance to increase fines for violations to conditions. <br />• Check with other cities for ways to protect the community. <br />• Identify process for review/modification/revocation of conditional use permit if <br />necessazy due to ongoing violations. <br />• Identify rules for subletting Home Depot space to other businesses. <br />Other: <br />• List the cities where a Home Depot is located at least 3 miles from a <br />freeway/highway/expressway onramp. Further than 2 miles away. Less than 1 mile <br />away. <br />• List number of cities our size/geography with 2 full size consumer-oriented Home <br />Depots. Provide copy of a-mails received by Emily from list serve request. <br />• Provide documents used in evaluating Johnson Dr. store. <br />• Identify other cities staff consulted in reviewing this application. <br />• Provide documents for other developments proposed for this site (prior to Home <br />Depot). <br />• Is the City required to modify the PUD and/or grant a conditional use permit to allow <br />a large scale retail store on this site? <br />• Clarify why an EIR was not required for this project. <br />• Clarify the Planning Commission's ability to consider revenue/fiscal issues in making <br />a recommendation on a project. <br /> <br />
