5. That the church <br />street improvements <br />way. <br />construct temporary <br />up to the southern drive- <br />6. That all parking spaces, both existing <br />and proposed, be striped and bumper stopped. <br />7. That redwood headers at least 2" x 4" <br />be constructed wherever pavement abuts land- <br />scaping where no curb exists. <br />8. That if signing for the Youth Center is <br />desired a separate application for approval <br />of the signing be submitted to the City. <br />9. That a detailed site grading and drainage <br />plan be submitted to and approved by the City <br />Engineer prior to the issuance of a building <br />permit. <br />10. That the new portion of the parking lot <br />be graded at a minimum of 1~ for proper <br />drainage. <br />11. That paving for the parking lot be not <br />less than 2 inches A.C. over 5 inches A.B. <br />12. That any damage to street improvements <br />now existing or done during construction on <br />the subject site be repaired at full expense <br />to the applicant. <br />13. That the applicant provide street trees <br />the location and species of which are to be <br />approved by the City Engineer. <br />14. That all utilities to service this site <br />be constructed underground. <br />15. That a site survey in accordance with <br />City Ordinance No. 387 be submitted to and <br />approved by the City Engineer prior to the <br />issuance of a building permit. It should be <br />noted that this condition should be carried <br />out early in the preconstruction phase of <br />the development. <br />16. That silhouette low-level lighting be <br />provided for all new walkways. <br />17. That all ducts, meters, air conditioning <br />units and other mechanical equipment for the <br />Youth Center be screened from view, whether <br />on the roof, on the ground or elsewhere, with <br />materials architecturally compatible with the <br />main structure. <br />18. That all mechanical equipment on the <br />Youth Center be constructed in such a manner <br />that noise emanating from it will not be <br />perceptible at or beyond the property line <br />of the subject property in a normal environ- <br />ment. <br />-2- <br />
