That the applicant provide street trees the location and species of which are to be approved by the City Engineer. 14. That all utilities to service this site be constructed underground. 15. That a site survey in accordance with City Ordinance No. 387 be submitted to and approved by the City Engineer prior to the issuance of a building permit. It should be noted that this condition should be carried out early in the preconstruction phase of the development. 16. That silhouette low-level lighting be provided for all new walkways. 17. That all ducts, meters, air conditioning units and other mechanical equipment for the Youth Center be screened from view, whether on the roof, on the ground or elsewhere, with materials architecturally compatible with the main structure. 18. That all mechanical equipment on the Youth Center be constructed in such a manner that noise emanating from it will not be perceptible at or beyond the property line of the subject property in a normal environ- ment. -2-
