8. That the applicant agree in a form satis- <br />factory to the City Attorney, to construct or <br />finance the construction of street improve- <br />ments on Main Street. <br />9. That all street improvements, including <br />but not necessarily limited to curb, gutter, <br />sidewalk, paving, street lights, street trees, <br />storm lines, water lines, and sanitary lines <br />be constructed along Bernal Avenue in front <br />of the subject property or that these improve- <br />ments be constructed at a future date in con- <br />junction with other street projects in this <br />area. If installation of the improvements is <br />postponed, the future date of construction <br />will be worked out between the proponent and <br />the City staff. <br />10. That a property survey in accordance with <br />Ordinance No. 387 be submitted to and approved <br />by the City Engineer prior to the issuance of <br />a building permit. (This should be accom- <br />plished at the beginning of the project) <br />11. That the street number be posted so as <br />to be easily read from the street at all <br />times, day and night. <br />12. That a burglar alarm system be provided <br />for the building. <br />13. That silhouette low-level lighting be <br />provided for all walkways. <br />14. That all ducts, meters, air conditioning <br />units and other mechanical equipment, whether <br />on the roof, on the ground, or elesewhere, be <br />reasonably screened from public view with <br />materials architecturally compatible with the <br />main structure. <br />15. That all mechanical equipment be con- <br />structed in such a manner that noise emanating <br />from it will not be perceptible at or beyond <br />the subject property in a normal environment. <br />16. That all lighting be constructed in such <br />a manner that glare is directed away from <br />surrounding properties and public rights-of- <br />way. <br />17. That any damage to street improvements <br />now existing or done during construction on <br />the subject site be repaired at full expense <br />to the applicant. <br />18. That the applicant provide street trees, <br />the location and species of which are to be <br />approved by the City Engineer. <br />-2- <br />
