PLANNING COMMISSION <br />Pleasanton, California <br /> RESOLUTION N0. 1289 <br /> A resolution of the Planning Commission of <br /> the City of Pleasanton approving UP-74-7 <br /> and Z-74-33. <br />WHEREAS, the application of Citizens Savings & Loan <br /> Association for a conditional use permit to <br /> allow the construction of an approximately <br /> 1700 sq. ft. interim Savings & Loan office <br /> to be located on the north side of Bernal <br /> Avenue between the Southern Pacific railroad <br /> tracks and Main Street, zoning for the pro- <br /> perty being C-C (Central Commercial) District; <br /> and design review approval for said property, <br /> has come before this Commission, and, <br />WHEREAS, the Planning Commission of the City of <br /> Pleasanton has held a public hearing on these <br /> applications and has examined pertinent maps, <br /> drawings and documents. <br />NOW, THEREFORE, BE IT RESOLVED that the Planning Commission of the <br /> City of Pleasanton hereby approves UP-74-7 <br /> and Z-74-33 subject to the following conditions <br /> 1. That the development be substantially as <br /> shown on the site plan and elevations, Exhibit <br /> A, on file with the Planning Department. <br />2. That prior to issuance of a building <br />permit all structures be completely removed <br />from that portion of the property not to be <br />developed at this time, that the area be <br />graded to the City's satisfaction and that <br />weeds on it be kept abated at all times. <br />3. That a Main Street address be established <br />for the property. <br />4. That if signing be desired the applicant <br />submit an overall comprehensive signing pro- <br />gram to be reviewed and approved by the City. <br />5. That a detailed site grading and drainage <br />plan be submitted to and approved by the City <br />Engineer prior to issuance of a building permit <br />6. That all utilities to serve this site be <br />constructed underground in conjunction with <br />the street improvements. <br />7. That the applicant agree, in a form satis- <br />factory to the City Attorney, to dedicate the <br />right-of-way needed for the widening of Main <br />Street in front of the subject property, to <br />a width of eight feet along said frontage. <br />The Planning Commission specifically finds that <br />due to the nature of the development and the <br />traffic to be generated thereon, there will be <br />an increased traffic burden to Main Street, whi <br />requires the dedication of the above right-of- <br />way. <br />
