18. That the applicant provide street trees, the location and species of which are to be approved by the City Engineer. 19. That all trash and refuse be contained within trash enclosures at all times. 20. That the applicant post the Fire Depart- ment emergency number adjacent to telephones in order to facilitate rapid emergency report- ing. 21. That a detailed on-site utility plan be submitted to and approved by the City Engineer prior to issuance of a bullding permit. This plan should show all sewer, storm lines, elec- trical, gas, and telephone facilities neces- sary to adequately serve the development. 22. That parcels 94-102-1-2, and 90-102-2 owned by Citizens Savings & Loan in the area bordered by Main Street, Bernal Avenue, Souther Pacific Railroad tracks and West Angela Street be combined into a single parcel of land with a copy of deed or other document effecting this consolidation to be delivered to the City. 23. That the site plan for the construction drawings be revised to correctly show the relationship between the property lines and the existing street improvements. 24. That any and all permits required by the Environmental Protection Agency or other Federal, State, or Regional Agencies be obtaine prior to issuance of a building permit. 25. That this conditional use permit be granted for a period of two years, but that within one year from the date of this approval (April 10, 1974), the applicant is to submit for Planning Commission review preliminary site plan and architectural drawings for a permanent building for said site.
