Bernal, at its own expense, shall <br />improve the Recreation Easement with landscaping ("Land- <br />scaping") as described below. <br /> <br /> 2.2 Definition of "Landscaping." "Landscaping" shall <br />mean all planrings, irrigation systems, pathways, and other <br />improvements which have been or are proposed to be installed, <br />pursuant to City-approved plans by Bernal. <br /> <br /> 2.3 Maintenance Requirements. The Association agrees <br />to diligently maintain and care for the Landscaping, at its <br />sole cost and expense, using generally accepted methods for <br />maintenance. All planrings shall be maintained in a healthy, <br />attractive, and weed-free condition, using generally accepted <br />methods of cultivation and standard of care necessary to ensure <br />normal, healthy plant growth. Maintenance shall include, but <br />not be limited to, irrigation. fertilization, pest and disease <br />control, weeding, removal of trimmings, rubbish, debris. and <br />other solid waste, and replacement of plants as required. <br />Replacement plants shall be of like number, type, and quality <br />of plants being replaced or shall otherwise conform to <br />landscape plans approved by City's Director of Planning. <br />Irrigation systems, as are necessary to provide adequate <br /> <br /> -4- <br /> <br /> <br />
