a. The proposed outdoor lighting for the subject property shall be of low intensity <br />and shielded in order to minimize its visibility from off-site. Outdoor lighting <br />shall also not glare onto adjacent properties or streets. Exterior lighting shall <br />use the lowest wattage and shall limit the number of fixtures to attain the <br />lowest luminosity. <br />Sipnage <br />23. A comprehensive sign program showing the locations, sizes, and construction <br />details of all building and site signs shall be submitted to the Planning Director for <br />consideration under a separate application. <br />24. At no time shall balloons, banners, pennants, or other attention-getting devices <br />be utilized on the site except as allowed by Section 18.96.060K of the Zoning <br />Ordinance for grand openings or by Section 18.116.040 of the Zoning Ordinance <br />if approved by temporary conditional use permit as part of a decorating plan in <br />conjunction with shopping center promotional events. At no time shall spot <br />lighting be used after 10:00 p.m. in conjunction with such grand openings and/or <br />promotional events. <br />Construction Activities <br />25. If archeological materials are uncovered during grading, trenching, or other on- <br />site excavation, all work shall stop and the City immediately notified. The County <br />Coroner and the Native American Heritage Commission shall be notified and <br />procedures followed as required by the California Environmental Quality Act. A <br />similar note shall appear on the grading and construction plans. <br />26. A construction trailer shall be allowed on the project site for daily administration/ <br />coordination purposes during the construction period. At no time shall campers, <br />trailers, motor homes, or any other vehicle be used as living or sleeping quarters <br />on the construction site; however, a night watchman may reside on the premises. <br />All such vehicles, if any, shall be removed from the site at the end of each <br />workday. <br />27. The approved building materials and colors shall be stated on the building permit <br />plans to the satisfaction of the Planning Director. Substitutions shall not be <br />allowed unless otherwise approved by the Planning Director. <br />28. All site improvements and construction activities shall be limited to the hours of <br />8:00 a.m. to 5:00 p.m., Monday through Friday with construction activities not <br />beginning prior to 8:00 a.m.. All construction equipment must meet Department <br />of Motor Vehicles (DMV) noise standards and shall be equipped with muffling <br />devices. <br />5 <br />
