plan for this development. Said agreement shall run with the land for the <br />duration of the existence of the structures located on the subject property. <br />19. Prior to landscape installation, a final landscape plan and irrigation plan shall be <br />submitted to and approved by Planning Director as part of the building permit <br />plan sets prior to issuance of a building or on-site permit. Said landscape plan <br />shall be consistent with the approved landscape plan plus any conditions of <br />approval, and shall be detailed in terms of species, location, size, quantities, and <br />spacing. The landscaping and irrigation plans are subject to the review and <br />approval of the Planning Director. <br />a. All trees used in landscaping shall be a minimum of 15 gallons in size and all <br />shrubs a minimum of five gallons, unless otherwise approved by the Planning <br />Director with the review of the landscape plan; <br />The irrigation design shall utilize low-volume drip, bubbler, or other water <br />conserving irrigation systems to the maximum extent possible. The irrigation <br />systems shall include asoil-moisture, rain-sensor, or other irrigation efficiency <br />device. The proposed type of irrigation efficiency device shall be shown on <br />the plans submitted for the issuance of building permits; and <br />c. Six-inch vertical concrete curbs shall be installed between all paved parking <br />lot areas and landscaped areas, with the exception of the curb cut areas for <br />the bioswale. <br />20. The project developer shall provide root control barriers and four inch perforated <br />pipes for parking lot trees, street trees, and trees in planting areas less than ten <br />feet in width, as determined necessary by the Planning Director at the time of <br />review of the final landscape plans. <br />21. Prior to occupancy, the landscape architect shall certify in writing to the Planning <br />Director that the landscaping has been installed in accordance with the approved <br />landscape and irrigation plans with respect to size, number, and species of plants <br />and overall design concept. <br />Li htin <br />22. The project developer shall submit a final lighting plan for the exterior of the <br />building and for the parking lot for the review and approval by the Planning <br />Director prior to issuance of building permits. The lighting plan shall be <br />consistent with Section 20.36.110, "Commercial Buildings-Lighting," of the <br />Pleasanton Municipal Code. The light standards shall be designed to shine <br />downward only. The light standards in the parking lot shall be no more than 20 <br />feet in height. <br />4 <br />
