3 <br />25. That fire protection equipment and related <br />utilities shall be subject to the review and approval <br />of the Fire Chief. <br />26. That the recreational-administrative building be <br />subject to site plan, landscaping and architectural <br />review prior to the issuance of a building permit. <br />27. That the fencing and entrance treatment be subject <br />to the approval of the Design Review Board. <br />28. That the developer dedicate necessary right-of- <br />way on Vineyard Avenue and construct street improvement <br />in accordance with the subdivision ordinance as though <br />this development were a subdivision. <br />29. That the sanitary sewer facilities be designed and <br />constructed in accordance with the City's standards <br />and specifications and that inspection fees be paid <br />to the City in accordance with the schedule used for <br />subdivisions. <br />30. That the water and fire protection facilities be <br />designed and constructed in accordance with the <br />City's standards and specifications and that inspec- <br />tion fees be paid to the City in accordance with the <br />schedule used for subdivisions. <br />31. That the streets and storm drainage facilities <br />be designed and constructed in accordance with the <br />City's standards and specifications and that inspec- <br />tion fees be paid to the City in accordance with the <br />schedule used for subdivisions. <br />32. That the developer dedicate to the City that <br />portion of this property that lies within the Arroyo <br />del Valle. The quality and exact extent of this <br />dedication shall be as determined by the City Attorney. <br />:i3. That all existing wells and septic tanks on the <br />property be sealed and abandoned in accordance with <br />City Standards. <br />34. That street lighting on Vineyard Avenue be <br />provided as directed by the City Engineer at the <br />lowest possible annual cost to the City. <br />35. That street lighting be provided on the interior <br />streets to the satisfaction of the Planning Director. <br />36. That the existing wooden pole electrical line <br />along Vineyard Avenue be replaced with a streamlined- <br />underground system. Spacing of the steel poles should <br />be arranged to correspond with the desired location <br />of street lights on Vineyard Avenue. <br />
