-2- <br />11. The developer shall provide frontage improvements <br />on Vineyard Avenue which shall be subject to the <br />approval of the Public Works Director. <br />12. Terms of Annexation ~p61. <br />13. That the developer shall submit a drainage plan <br />subject to the approval of the Public Works Director. <br />14. That the developer shall provide all electrical <br />and communication lines underground. <br />15. That adequate garbage collection areas shall be <br />provided on site and said areas shall be properly <br />screened and landscaped subject to the approval of <br />the Planning Director. <br />16. That the boat and storage area shall contain 32 <br />stalls said number to be ginaed by the elimination <br />of the lot immediately east of the proposed storage <br />yard. <br />17. The on-site grading and drainage plan, as well as <br />the on-site utility plans shall be submitted to and <br />approved by the City Engineer prior to submittal to <br />the State for approval. <br />18. That Vineyard Avenue be widened to a 52 ft. half- <br />street and that the developer shall dedicate and <br />improve said street to the extent required by the Sub- <br />division Ordinance. <br />19. That a recreational use easement be granted to the <br />City over that part of the property labeled "area to <br />be dedicated" within the Arroyo del Valle from the top <br />of the bank to the property line. Said easement <br />shall be granted prior to any other dedication of <br />this area. <br />20. That the existing overhead wooden pole line on <br />Vineyard Avenue be replaced underground unless it can <br />be demonstrated to the Public Works Director that this <br />is economically unfeasible. <br />21. That the landscaping treatment for the entire park <br />and each individual trailer space shall be improved <br />as shown on the site plan labeled Exhibit A, <br />22. That prior t>the issuance of a building permit, the <br />applicant shall submit precise architectural and <br />engineering plans for the development as proposed and <br />said plans shall be checked by the Planning and Public <br />Works Departments for compliance with the preliminary <br />plan. <br />23. That the applicant shall submit a more precise <br />detailed plan of the screen wall facing Vineyard <br />Avenue and shall provide a detailed landscaping plan <br />to insure that trailers backing onto Vineyard Avenue <br />shall be properly screened. <br />24. That final plans be submitted subject to the <br />approval of the Planning Director. <br />
