PLANNING COMMISSION <br />Pleasanton, California <br />RESOLUTION N0. 1038 <br />WHEREAS, the application of McDonnell & Associates for a <br />conditional use permit. to operate a mobile home <br />on that property described as Parcel 14-4 of Alameda <br />County Assessor's Map Book 946, Block 1250, contain- <br />ing 21 acres, more or less, said mobile home park <br />to contain approximately 159 spaces, and commonly <br />known as 3153 Vineyard Avenue, Pleasanton, has <br />come before this Commission, <br />NOW, THEREFORE BE IT RESOLVED, that UP-70-14 be approved, subject to <br />the following conditions: , <br />1. That the permit is granted for the property as <br />described in the application and any attachments <br />thereto and as shown on the attached plan labeled <br />Exhibit A. <br />2. That all requirements of any law or agency of the <br />State, Alameda County and any other Governmental <br />entity shall be met. <br />3. That all curb openings as proposed on the plot <br />plan on Vineyard Avenue shall be subject to the <br />approval of the Public Works Department. <br />4. That there shall be a 6 ft. redwood fence installed <br />along the entire easterly, westerly and northerly <br />property lines with the exception of that right-of-way <br />proposed for the Arroyo Del Valle Parkway. <br />5. That on certain unique lot areas specified by the <br />Planning Director, the applicant shall submit a <br />precise plot plan showing how the trailer shall be <br />located on the proposed lot and subject to the <br />approval of the Planning Director. <br />6. That the final development plans for the park <br />shall also include a proposed lighting system for the <br />entire development which shall be subject to the <br />approval of the Planning Director. <br />7. That the applicant shall submit a typical service <br />curb detail showing water, sewer and electrical <br />connection. <br />8. There shall be a 15 ft. rear yard setback along <br />Vineyard Avenue and the easterly and westerly property <br />lines. <br />9. That all trailer spaces shall maintain a minimum <br />of 6 ft. frontyard setback. <br />10. That trailer skirts shall be required 60 days <br />after the placement of said trailero <br />
