12. That the applicant submit color codes of the <br />finished materials for approval by this department. <br />13. That any planned construction phasing be sub- <br />mitted to this department for approval. <br />14. That the applicant be aware that prior to <br />final occupancy permits being granted, said land- <br />scaping program must be completed. <br />15. That the applicant provide street trees in <br />accordance with the Public Works Department. <br />16. That the applicant adhere to the conditions <br />of the Public Works Department. <br />17. That all in-tract easements be granted as <br />public service easements with no reference to <br />specific use. <br />18. That the number, size and location of fire <br />hydrants remain subject to change pending comple- <br />tion of a study of this matter by the Fire Chief. <br />19. That the developer provide all the street- <br />lighting facilities necessary to adequately light <br />the streets within and adjacent to this tract at <br />the lowest possible cost to the City. <br />20. That electric power distribution and com- <br />munication service system be placed totally under- <br />ground except for pad-mounted transformers and <br />above-ground splicing cabinets where necessary. <br />21. That approval of the water supply and dis- <br />tribution system be withheld until the developer <br />has demonstrated to the satisfaction of the City <br />Engineer that the proposed system meets both the <br />immediate and long range requirements fbr supplyi <br />water for this area. <br />22. That approval of the sanitary sewer system be <br />withheld until the developer has demonstrated to <br />the satisfaction of the City Engineer that the <br />proposed system is adequate for the service area <br />and generally meets the immediate and long range <br />requirements of the sanitary sewer syste~^. in this <br />and all tributary areas. <br />23. That approval of the storm drainage system <br />be withheld until final desion calculations have <br />been made and the developer has demonstrated to <br />the satisfaction of the City Engineer that the <br />system fully meets the requirements of this dev- <br />elopment and all upstream areas intended to be <br />drained through this tract and that the require- <br />ments of Alameda County Flood Control District <br />have been met. <br />24. That a list of <br />be submitted to the <br />prior to submittal <br />street names for this tract <br />Planning Director for approval <br />of a final map. <br />-2- <br />
