PLANNING COMMISSION <br />Pleasanton, California <br />RESOLUTION N0. 1088 <br />WHEREAS, the application of Amador Valley Investors for <br />final development plan and final map review for <br />PUD-69-8, a single-family townhouse project <br />generally located immediately south of Interstate <br />#580 and easterly of Tassajara Road within the <br />Pleasanton Meadows subdivision, said property <br />described as a portion of Parcel 2-5, Block 1101, <br />Book 946 of the Alameda County Assessor's Office, <br />containing 9.1 acres, more or less, has come <br />before this Commission, <br />NOW THEREFORE BE IT RESOLVED that P.U.D.-69-8, final development <br />plan and final map approval is hereby given <br />subject to the following conditions: <br />1. That the applicant submit elevations of <br />the detached carports for approval by the Design <br />Review Board. <br />2. That all covered parking spaces be a mini- <br />mum dimension of 10 feet by 20 feet in the <br />garage areas and all open and carport spaces a <br />minimum of 9 feet by 20 feet. <br />3. That the applicant adhere to the landscaping <br />plans as submitted with the modification that all <br />trees be a minimum of 15 gallon in size and all <br />shrubs a minimum of 5 gallon in size. <br />4. That the structures abutting the single-- <br />family lots receive more architectural finishes <br />in those areas facing the single-family lots. <br />Said elevations to be approved by this department <br />prior to issuance of a building permit. <br />5. That the applicant adhere to the architect- <br />ural treatments shown on the plans labeled Exhibit <br />A. <br />6. That the roofing materials be submitted for <br />approval by the applicant through the staff to <br />be considered by the Design Review Board. <br />7. That a 2 x 4 redwood header be installed <br />where landscaping abuts asphalt paving. <br />8. That all parking spaces be striped and <br />bumper stopped. <br />9. That an overall interior ground lighting <br />program including design of light fixtures be sub- <br />mitted to this department for approval. <br />II 10. That a copy of the Codes and Covenants for <br />said project be submitted for review by the City <br />Attorney. <br />11. That the 6 foot redwood screen fence shown <br />on the drawings be installed along the south and <br />east property line. <br />
