13. The electrical plan for this home shall provide telecommunications infrastructure <br />consistent with state-of--the-art methods, e.g., cabling for DSL, broadband, or <br />wireless service, wiring for total room access, etc., in effect at the time that <br />building permit(s) are issued. The plan shall be part of the building permits <br />issued for plumbing and electrical <br />Recorded Deed <br />14. Prior to recordation of the parcel map, a deed shall be recorded on all lots covered <br />by this approval stating that: <br />a. Any new additions or accessory structures of any type on the property are <br />prohibited. <br />b. Parking is prohibited at all times within the joint-access driveway. Moving, <br />delivery, and any other type of service vehicle must either park within the <br />home's garage or designated parking spot, or park off-site. <br />c. The property is in an area subject to noise, activity and traffic impacts <br />associated with a Downtown location. <br />15. Wording for all disclosures, deed restrictions, and clauses shall be submitted to <br />the City Attorney for review and approval before City Council approval of the first <br />final subdivision map for this development and shall be recorded over the project <br />site by separate instrument. <br />Landscaping Conditions <br />16. All recommendations and mitigation measures listed in the tree assessment <br />provided by HortScience on file with the Planning Department and dated, October <br />20, 2006 shall be implemented. <br />17. No tree trimming or pruning other than that specified in the tree report shall occur. <br />The project developer shall arrange for the horticultural consultant to conduct a <br />field inspection prior to issuance of grading permits to ensure that all <br />recommendations have been properly implemented. The consultant shall certify <br />in writing that such recommendations have been followed. <br />18. The existing tree shall not be removed or impacted by the proposed development. <br />Prior to commencement of construction, the project developer shall install tree <br />protection fence, to the satisfaction of the Planning Director, at the dripline of the <br />existing tree on the subject site. <br />19. The project developer shall post cash, letter of credit, or other security satisfactory <br />to the Planning Director in the amount of $15,000.00 for the tree should any work, <br />utilities or otherwise, be conducted within an area in which potential impacts may <br />be anticipated.
