acceptance of public improvements or completion of construction, whichever is <br />later, and shall be forfeited if the trees are destroyed or substantially damaged. In <br />the event the tree is destroyed or substantially damaged, an arborist's <br />assessment, at the developer's expense, shall be required to determine the value <br />of the damage or toss and the resultant sum paid to the City's Urban Forestry <br />Fund. In addition, the project developer shall replace the destroyed or <br />substantially damaged tree with a minimum 24-inch box tree or have a minimum <br />one-inch trunk caliper, the size and species to be determined by the City's <br />Landscape Architect. <br />20. The project developer shall plant two street trees along West Angela Street <br />between the existing home and the sidewalk. The trees shall be a minimum of 24- <br />inch box container size or the trees shall have a minimum one-inch trunk caliper. <br />The location, spacing, and species of the trees shall be subject to review and <br />approval by the City's Landscape Architect. <br />21. Before project final, all landscaping shall be installed, reviewed, and approved by <br />the Planning Director. <br />General Conditions <br />22. The proposed development shall be in substantial conformance to the <br />development plans, narrative, and color/material board, Exhibit A, dated <br />"Received, June 8, 2007", on file with the Planning Department, except as <br />modified by the following conditions. Minor changes to the plans may be allowed <br />subject to the approval of the Planning Director if found to be in substantial <br />conformance to the approved exhibits. <br />23. The PUD development plan approval shall lapse two years from the effective date <br />of this ordinance unless a building permit is obtained and construction diligently <br />pursued. <br />24. The project developer shall work with the Pleasanton Unified School District and <br />the City Planning Director to develop a program, in addition to the school impact <br />fees required by State law and local ordinance, to off-set this project's long-term <br />effect on school facility needs in Pleasanton. This program shall be designed to <br />fund school facilities necessary to offset this project's reasonably related effect on <br />the long-term need for expanded school facilities to serve new development in <br />Pleasanton. The method and manner for the provision of these funds and/or <br />facilities shall be approved by the City and in place prior to issuance of building <br />permits. In no event shall construction commence unless the above method and <br />manner for the provision of these funds and/or facilities has been approved by the <br />City. <br />5 <br />
