92:-94. Prior to final building permit inspection and occupancy, a final inspection and <br />approval by the Planning Department is required in order to confirm that all <br />conditions of approval prior to occupancy have been satisfied. <br />93:95. Prior to the first framing inspection, the height of the primary structure shall be <br />surveyed and verified as being in conformance to the approved building heights <br />shown on the building permit plan sets. Said verification is the owner's/ <br />contractor's responsibility and shall: <br />• Be performed by a licensed land surveyor or civil engineer. <br />• Be completed and provided to the Planning Department. <br />• Reviewed and determined to be correct by the Planning Department. <br />Fire Department Requirements <br />94-.96. The project developer and the owner/contractor shall meet all requirements of <br />the Pleasanton Fire Code (Pleasanton Municipal Code, Chapter 20.24) and this <br />PUD approval for the subdivision/lots. <br />997. The owner/contractor shall keep the construction site free of fire hazards from the <br />start of lumber construction until the final inspection. <br />998. The Fire Chief and the City Engineer shall approve the number, type, and <br />location of all public fire hydrants and the Fire Chief and the Chief Building <br />Official of all private fire hydrants. <br />999. All curbs located with aseven-foot, six-inch radius of a public/private fire hydrant <br />shall be painted red, unless, modified by the Fire Chief. Blue street "hydrant <br />markers" shall be installed for all fire hydrants per City of Pleasanton Standard <br />Specifications. <br />Engineering Requirements <br />9100. The project developer shall install street frontage improvements per <br />Chapter 19.40.010 of the Pleasanton Municipal Code and to the satisfaction of <br />the City Engineer. These improvements may include, but are not necessarily <br />limited to, grading, curb and gutter, sidewalk, paving, storm drain, sanitary sewer, <br />water facilities, street lighting, underground utilities, traffic control devices, <br />landscaping, and automatic irrigation systems. <br />9101. All utilities required to serve the development covered by this approval <br />shall be installed underground. <br />a-A9:102. The paving sections for the private drive areas shall be designed on the <br />basis of an R-Value test and a traffic index to carry the anticipated traffic loads. <br />City Council October 2. 2007 Page 39 of 41 <br />
