The buffer setback shall be measured from the property lines for each lot <br />and from the public streets, private streets, and private driveways. Buffer <br />areas projected onto the publicly owned open space areas shall be <br />covered by an easement shown on the final subdivision maps worded to <br />the satisfaction of the City Attorney before the final map approval. The <br />project developer shall maintain the buffer areas until the maintenance is <br />assumed by the HOA or by the GHAD on public land or by the lot owner <br />on the private lots. <br />Define the types of landscaping types, green belts, non-combustible deck <br />construction and/or limitations on combustible deck construction, and <br />other unique requirements that will enhance the fire protection and <br />defensible space around the home. <br />• Define the measures required to protect the existing neighborhoods on the <br />north and west sides of the development covered by this approval from <br />wildland fires. <br />• Define the measures required to protect the future trails' system in the <br />open space areas. <br />The measures covering private lot development shall be incorporated into the <br />development's design guidelines. The measures covering the open space <br />area will be incorporated into the City's management/maintenance plan of the <br />open space area. (Mitigation Measures M-2-3 and G-2 of the EIR.) <br />e. The fire access road and the emergency vehicle access within the project site <br />shall be designed with turning radii that conform to City standards where it is <br />connected to the private road. (Mitigation Measure M-2-1 of the EIR.) <br />f. Emergency vehicle turnarounds shall be provided at every lot served from a <br />20-foot wide access road/driveway -Lots 10, 26, 32, and 45. The <br />turnarounds can be provided as part of the driveway aprons for these lots. A <br />single turnaround can be provided with the overall road layout in lieu of the <br />separate turnarounds. (Mitigation Measure M-2-1 of the EIR.) <br />These items, with the exception of subsection "e", which shall be shown on the <br />development plans for Lots 10, 26, 32, and 45, will be shown on the improvement <br />plans submitted with the tentative subdivision map application. <br />X61. A minimum fire flow of 2,000 g.p.m. at 20 lbs. per square inch pressure shall be <br />provided to each lot. This is an increase of 500 g.p.m. over the minimum <br />residential development standards due to the potential fire flow demands <br />required in the event of a wildland fire threatening structures or the EVA escape <br />route. (Mitigation Measure M-2-3 of the FEIR.) <br />6&62. With recordation of the first final subdivision map, the project developer shall <br />purchase or pay for a new Type 3, four-wheel drive, four-door fire truck for the <br />Livermore-Pleasanton Fire Department.
