X30. The lot owner/contractor shall include in the garage a "roughed-in" location <br />including conduit and pull-strings and connections for a charging station for <br />electrical vehicles. <br />~9~:31.Only natural gas burning fireplaces and/or USEPA-approved wood/pellet stoves <br />shall be permitted in the proposed homes. This condition shall not apply to <br />outdoor barbeques er outdoor fire pits. <br />332. Prior approval from the developer's architectural review committee and Planning <br />Department must be received before any changes are constituted in site design, <br />grading, building design, building colors or materials, landscape material, etc. All <br />recommendations of the architectural review committee shall be subject to the <br />final review and approval by the Zoning Administrator. A copy of this condition <br />shall be stated in the design guidelines. <br />X33. The approved building materials and colors for each home shall be stated on the <br />building permit plans to the satisfaction of the Planning Director. Substitutions <br />shall not be allowed unless otherwise approved by the Planning Director. This <br />condition shall appear in the design guidelines. <br />X34. The electrical plans for these homes shall provide telecommunications <br />infrastructure consistent with state-of-the-art methods, e.g., cabling for DSL, <br />broadband, or wireless service, wiring for total room access, etc., in effect at the <br />time that building permit(s) are issued. The plan shall be part of the building <br />permit plan set. <br />X35. The Oak Grove Open Space & Common Area Design Guidelines shall be <br />amended to reflect the mitigation measures found within the FEIR to reduce an <br />impact to less than significant. The following are conditions of approval as well <br />as statements to be added to the Design Guidelines: <br />The lot owner/contractor shall provide root control barriers and four inch <br />perforated pipes for parking lot trees, street trees, and trees in planting areas <br />less than ten-feet in width, as determined necessary by the Planning Director <br />at the time of review of the final landscape plans. <br />• Landscaping installation time requirements: <br />o Within 90 days of occupancy, all front and side yard area landscaping <br />shall be installed. <br />o Within 1 year of occupancy, all rear area landscaping shall be installed. <br />A cash deposit, in the amount of 25 percent of the estimated installation cost <br />for the rear yard landscaping shall be submitted to the Planning Department <br />at the time of building final which shall be returned to the owner after site <br />inspection determines the yard landscaping has been completed.
