• With the notification of the Zoning Administrator's action sent to the Planning <br />Commission, staff will provide to the Planning Commission copies of the <br />Zoning Administrator's approval letter, conditions of approval, visual analyses <br />of the proposed house, and reduced copies of the plan set of the proposed <br />home including colored building perspectives and building elevations, floor <br />plans, landscape plans, grading plans, and any other design details <br />considered by the Zoning Administrator to be pertinent to the proposed <br />design. <br />2x:27. The project developer shall work with staff to further refine the building design <br />guidelines including the recommended architectural styles specified under <br />Statement G-12, Architectural Style. The revised guidelines shall be subject to <br />review and approval by the Planning Director. The approved Design Guidelines <br />shall then be considered as part of the Exhibit "A" of this development plan <br />approval. <br />228. All residences in the PUD shall allow for the future installation of a Photo Voltaic <br />(PV) system. Making the home photovoltaic ready shall require the following <br />measures to be implemented with the design and construction of the structures <br />covered: <br />a) Electrical conduit and cable pull strings shall be installed from the roof/attic <br />area to the buildings' main electrical panels. <br />b) Roof trusses shall be engineered to handle an additional load of five (5) <br />pounds per square foot beyond that of the anticipated load for the roofing <br />material. <br />c) An area shall be provided near the electrical panel for the "inverter" required <br />to convert the direct current output from the photovoltaic panels to alternating <br />current. <br />d) The home design and siting on the lot shall maximize the structure's solar <br />exposure with broad sloping roof surfaces facing a southeast to southwest. <br />These measures shall be shown on the building permit plan set submitted to the <br />Planning Director for review and approval before issuance of the building permit. <br />The project developer shall provide the future homeowners the necessary <br />information delineating the means by which photovoltaic panels can be applied to <br />the roofs of the structures covered by this approval. <br />2~:-29. Trellis-covered arbors and/or porches up <br />photovoltaic panels shall be exempt from <br />Review procedures. Design review at the <br />electrical permits would still be required. <br />to a height of 15 feet supporting <br />the City's Administrative Design <br />Planning staff level and building/ <br />City Council October 2, 2007 Page 13 of 41 <br />
