a "Martin Avenue and Trenery Drive" <br />Martin Avenue shall be slurry sealed across the entire street width along <br />the area where the sanitary sewer line is being installed. <br />Trenery Drive shall be slurry sealed across the entire street width along the <br />project frontage. <br />4. The project developer shall move the home locations on Lots 18 and 19 closer to <br />the north property lines of these lots in order to achieve a 20-foot separation from <br />the end of the Cameron Avenue/Street "A" curb return. The City Engineer and <br />Planning Director may modify this requirement to allow for alternate building <br />locations on these lots that achieve an acceptable separation between the driveway <br />apron and curb return. <br />The project developer shall install asmooth-surfaced "speed table" at the <br />Cameron Avenue/Martin Avenue intersection with the first construction phase <br />and shall contribute the sum of $10,000 to the City for use by the City for the <br />installation of future traffic-calming measures if needed. Upon the request of a <br />speed study by the applicant two years after 50 percent of the homes are occupied, <br />any unused portion of the $10,000 payment may be repaid back to the applicant if <br />further traffic-calming is determined not to be needed. <br />6. The project developer shall install streetlights similar in design and appearance to <br />those installed with the Ironwood Subdivision along its Streets "A", `B", and "C", <br />unless otherwise approved by the City Engineer and Planning Director. <br />The project developer shall provide pazking on one side of Cameron Avenue, <br />preferably on the north side, subject to the feasibility evaluation of the City <br />Engineer, before recordation of the final subdivision map covering this <br />development. <br />8. The water and gravity sanitary sewer mains shall be public and maintained by the <br />City. The project developer shall install atwo-way cleanout on the sanitary sewer <br />lateral and water meter box on the water lateral located at the back of the <br />bio-Swale in the PSE on the bio-Swale side of the street and at the back of curb on <br />the non-bio-Swale side of the street. <br />9. The developer shall give notice to any prospective owners of the maintenance of <br />the bio-Swale and subdrain under the Swale. The City Attorney and City Engineer <br />shall approve the exact language of the notice before approval of the final <br />subdivision map. <br />
