EXHIBIT B <br />CONDITIONS OF APPROVAL <br />Vesting Tentative Subdivision Map 7721 <br />Ponderosa Homes, Mel and Carol Lehman, and William and Kathryn Selway <br />3157 Trenery Drive and 2313 Martin Avenue <br />December 27, 2006 <br />The final subdivision map and improvement plans shall substantially conform the <br />vesting tentative subdivision map, Exhibit A, dated "Received December 5, 2006" <br />and Exhibits C-E on file with the Planning Department, except as modified by the <br />following conditions. Minor changes to the plans maybe allowed subject to the <br />approval of the Planning Director if found to be in substantial conformance to the <br />approved exhibits. <br />2. This vesting tentative map shall incorporate by reference all conditions and <br />requirements of PUD-SQ the approved PUD Development Plan covering this <br />subdivision, as approved by the City Council. <br />The project developer shall revise the typical street sections for this development <br />as follows: <br />a. "Street A, B, and C". <br />• The exact width of the bio-Swale and consequently the width of the street <br />right-of-way may vary dependent upon the review and approval by the <br />City Engineer of the storm drain hydraulic calculations for the bio-Swale. <br />The side slopes of the bio-Swale shall be 3:1 maximum unless otherwise <br />approved by the City Engineer. <br />The bio-Swale shall be planted with turf, and irrigated. Maintenance of <br />these areas shall be the responsibility of the Homeowners Association. <br />The height of the rolled curb shall be lowered at the driveways to allow for <br />a smooth transition for vehicles. Additionally, there shall be a trough <br />drain with a grate across the driveway to allow water in the bio-Swale to <br />cross under the driveway. The developer's engineer shall submit a detail <br />for the driveway for the City Engineer's review and approval. <br />b. "Cameron Avenue" <br />• Any existing asphalt to remain on Cameron Avenue between the westerly <br />tract boundary to Martin Avenue shall be overlayed with 1-%z inches of <br />asphalt including any necessary edge grinding or as revised and approved <br />by the City Engineer. <br />
