10. The project developer shall install all utility lines in conduit. Only PG& E switch <br />enclosures, utility boxes, or capacitor banks may be installed above ground if <br />properly screened to the satisfaction of the Planning Director. The locations for <br />boxes, transformers, switches, capacitor banks, etc., shall be shown on the final <br />improvement plans submitted for review and approval by the City Engineer and <br />by the Planning Director. <br />11. If any work is to be done on an adjoining property not covered by this tentative <br />subdivision map approval, this project developer shall acquire written permission <br />from the property owner for the work to be done. Proof of such permission shall <br />be provided to the City Engineer prior to the issuance of a grading permit. <br />12. The project developer shall implement the "Rodent Control Program Design For <br />Ponderosa Homes", prepared by Charles Beesley, Ph.D., CBSD Consulting, dated <br />August 23, 2006 to the satisfaction of the City Engineer and the Planning <br />Director. <br />13. The project developer shall implement the following dust control measures: <br />• Unless approved otherwise by the City Engineer, the applicant shall establish <br />a watering schedule for the development with, minimally, watering the site in <br />the morning and afternoon and having water trucks precede the <br />grader/scrapers to continuously water the site as grading is being done. <br />Unless approved otherwise by the City Engineer, the applicant shall schedule <br />street sweepers to clean the haul route as determined to be necessary by the <br />City Engineer. <br />If determined to be necessary by the City Engineer, the applicant shall engage <br />in the cleanup of surrounding properties including, but not limited to, power <br />washing, pool cleaning, etc., as required by the City Engineer upon <br />investigation. The proposed clean up plan shall be reviewed and approved by <br />the City Engineer. <br />14. The project developer shall pay with recordation of the final subdivision map, a <br />3.2 percent share or $32,000 of the costs to upgrade the following sanitary sewer <br />lines: <br />Stoneridge Drive between Santa Rita Road and Kamp Drive -Upgrade the <br />existing 12-inch line to a 15-inch line, approximately 2,400 feet. <br />Santa Rita Road at the Arroyo Mocho -Installation of a parallel sanitary <br />sewer siphon under the Arroyo Mocho. <br />
