Resolution No. PC-2006-55 <br />Page Two <br />WHEREAS, the Planning Commission further determined that the proposed project is <br />consistent with the appeazance of the existing buildings in the area. <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES THE FOLLOWING: <br />Section 1. Recommends approval of Case PUD-99-7-3M/PDR-578, the application of <br />Donald Babbitt/Heartwood Communities for a major modification to an approved <br />PUD development plan for Tract 7162 (formerly TTK Properties) to incorporate <br />design guidelines for the Heartwood Communities development and to modify the <br />design review approval process; and for design review approval for the <br />construction of an approximately 7,128-square-foot two-story home with an <br />approximately 1,668-square-foot garage and a 1,088-square-foot basement on <br />Lot 8 located on Happy Valley Road at its junction with Alisal Street, within the <br />Happy Valley Specific Plan area, subject to the conditions shown in Exhibit B-1 <br />for the major modification and Exhibit B-2 for the design review, attached hereto <br />and made part of this case by reference. <br />Section 2.
