37. The project developer shall implement the following measures with the construction of <br />the structures covered by this approval so that the owners can install roof-mounted photo- <br />voltaic systems in the future: <br />a. Electrical conduit and pull strings shall be installed from the roof/attic areas to the <br />buildings' main electrical panels. <br />b. Roof trusses shall be "engineered" to handle an additional load offive-pounds per <br />square foot beyond that of the anticipated for roofing. <br />c. An area shall be provided near the electrical panel for the "inverter" required to <br />convert the direct current output from the photovoltaic panels to alternating current. <br />d. A bi-directional electrical meter shall be installed. <br />These measures shall be shown on the building permit plan set submitted to the Planning <br />Director for review and approval before issuance of the first building permit. The project <br />developer shall provide to the future homebuyers the necessary information delineating <br />the means by which photovoltaic panels can be applied to the roofs of the structures <br />covered by this approval. This information shall be submitted to the Director of Planning <br />for review and approval prior to occupancy of the first unit. <br />Tentative/Final Subdivision Map Requirements: <br />38. With the tentative subdivision map, the project developer shall set forth the common <br />open space/maintenance areas of the proposed development and maintenance <br />responsibilities. The project developer shall record CC&R's at the time of recordation of <br />the final subdivision map, which shall create a homeowners association for the <br />development. The CC&R's shall be subject to the review and approval of the City <br />Attorney prior to recordation of the final map. The property owners association shall be <br />responsible for the maintenance of all private utilities, wildland fire and buffer areas, bio- <br />retention ponds, landscape buffer areas along the south side of Lots 1 through 5 and the <br />north side of Lots 6 through 8, and other common areas/facilities on the site. The City <br />shall be granted the rights and remedies of the association, but not the obligation, to <br />enforce the maintenance responsibilities of the property owners association. <br />39. The project developer shall show with the tentative subdivision map application the <br />building setback lines conditioned by this approval superimposed on the lots. <br />40. The CC&R's for the project shall prohibit the parking of boats, campers, and trailers on <br />Lots 1 through 8. <br />41. Prior to recordation of the final subdivision map, all modifications required to the design <br />guidelines through conditions of approval shall be combined into a single comprehensive <br />document. This document shall be submitted to the Planning Director for review and <br />approval prior to publication. The project developer or its successor in interest shall <br />disclose the design guidelines to the lot buyers prior to close of escrow, and shall provide <br />them with copies of the guidelines. <br />9 <br />
