24. The applicant shall submit an exterior lighting plan for the site and building for the <br />review and approval of the Planning Director and Chief Building Official prior to <br />issuance of building permits. <br />25. All trash and refuse shall be contained completely within the approved trash enclosure. <br />The materials and color of the enclosure shall match the building and the gates shall be <br />corrugated metal or solid wood. The trash compactor shall not exceed the height of the <br />trash enclosure walls. The design of the enclosure (all four sides and shed roof) shall be <br />shown on the plans submitted for issuance of building permits and shall be subject to the <br />approval of the Planning Director and Fire Chief. Trash containers shall be stored within <br />the enclosure at all times, except when being unloaded. <br />26. The applicant shall maintain/repairthe trash compactor, as necessary, to ensure that waste <br />doesn't leak from the compactor. <br />27. The location of any new pad-mounted transformers shall be subject to approval by the <br />Planning Director prior to issuance of permits by the Building Department. Such <br />transformers shall be located or be screened from view from public streets, as determined <br />by the Planning Director. All transformers shall be shown on the plans submitted for <br />issuance of building permits. <br />28. The applicant shall install one or more 24" box size street trees along the Division Street <br />frontage of the project site, as space allows. Said trees shall be shown on the plans <br />submitted for issuance of building permits and shall be subject to review and approval by <br />the Planning Director prior to issuance of a building permit. The applicant shall install <br />cast iron tree grates around the new City street trees. The tree grates shall match the <br />existing Main Street tree grates. The applicant shall install an automatic irrigation system <br />for the Division Street street trees. Unless otherwise determined by the Planning <br />Director, the applicant shall provide root control barriers and four inch perforated pipes <br />for the Division Street street trees. <br />29. The existing City street tree along the Main Street frontage of the site shall not be <br />removed. The following tree preservation methods shall be followed for the City street <br />tree to be preserved: <br />a. The applicant shall utilize his best efforts to locate any new utility trenches outside <br />the dripline of the existing street tree to be saved. If this is not feasible, then the <br />applicant shall submit a report from a certified arborist acceptable to the City that <br />indicates the trenching will not be detrimental to the health of the tree. <br />b. No oil, gasoline, chemicals, or other harmful materials shall be deposited or disposed <br />within the dripline of the tree or in drainage channels, swales, or areas that may lead <br />to the dripline. <br />c. No signs, wires, or ropes shall be attached to the tree. <br />d. No stockpiling/storage of construction materials, fill, etc., shall take place underneath <br />or within 5' of the dripline of the existing tree. <br />4 <br />
