16. The approved building colors and materials shall be indicated on the final building permit <br />plans. Any proposed revisions to these approved colors or materials must be submitted <br />for review and approval by the Planning Director prior to painting/installation. <br />17. The existing metal awning on the front (Main Street) elevation of the Kolln Hardware <br />building may be removed and replaced with the original awning, if operable or able to be <br />repaired, and if not, with a new retractable canvas awning reflecting the period of <br />architecture. The design of the replacement awning and the new awnings on the <br />relocated building shall be shown on the plans submitted for issuance of building permits <br />and shall be subject to review and approval by the Planning Director prior to issuance of <br />a building permit. <br />18. The proposed fence along the eastern property line may be either awrought-iron style or <br />wood picket fence. The details of the fencing shall be shown on the plans submitted for <br />issuance of building permits and shall be subject to review and approval by the Planning <br />Director prior to issuance of a building permit. The applicant shall obtain written <br />permission from the adjacent property owner prior to removing and replacing the <br />property line fence. <br />19. The applicant shall modify the site plan to use uncolored concrete in a 24-inch square, <br />stacked bond pattern for the new paving along the Division Street frontage of the project. <br />Said change shall be shown on the plans submitted for issuance of building permits and <br />shall be subject to review and approval by the Planning Director prior to issuance of a <br />building permit. <br />20. Prior to final inspection, the applicant shall stripe anew on-street parking space along the <br />Division Street frontage of the project. The parking space shall be shown on the plans <br />submitted for issuance of building permits and shall be subject to review and approval by <br />the Planning Director prior to issuance of a building permit. <br />21. Prior to installation of any signs, a comprehensive sign program shall be submitted for <br />sign design review approval. Said sign program shall include the specific details for each <br />sign (i.e., colors, materials, illumination, location, sign text, dimensions, etc.). The sign <br />program shall be consistent with the regulations of the Downtown Revitalization District <br />and the Downtown Design Guidelines. <br />22. The project developer shall effectively screen from view all ducts, meters, air <br />conditioning equipment, and any other mechanical equipment, whether on the structure, <br />on the ground, or on the roof, with materials architecturally compatible with the building. <br />Screening details shall be shown on the plans submitted for issuance of building permits, <br />the adequacy of which shall be determined by the Planning Director. All required <br />screening shall be provided prior to occupancy. <br />23. All mechanical equipment shall be constructed in such a manner that noise emanating <br />from it will not be perceptible beyond the property plane of the subject property in a <br />normal environment for that zoning district. <br />
