EXHIBIT B <br />CONDITIONS OF APPROVAL <br />PDR-458/PV-152, Norman Cornett/Peak Property Main Street, LLC <br />600 Main Street <br />July 12, 2006 <br />GENERAL <br />Development shall be constructed substantially as shown on the plans, Exhibit A, dated <br />"Received" May 26, and June 27, 2006, on file with the Planning Department, except as <br />modified by the following conditions. Minor changes to the plans may be allowed <br />subject to the approval of the Planning Director if found to be in substantial conformance <br />to the approved exhibits. <br />The applicant shall obtain all building and other applicable City permits for the project <br />prior to the commencement of construction. <br />3. The developer shall pay any and all fees to which the property may be subject prior to <br />issuance of building permits, with the timing of the in-lieu fee to be determined by the <br />City Council. The type and amount of the fees shall be those in effect at the time the <br />building permit is issued. <br />4. This design review and vaziance approvals shall lapse and shall become void one year <br />from the date of approval unless a building permit is issued and construction has <br />commenced and is diligently pursued toward completion or an extension has been <br />approved by the City. <br />5. All conditions of approval for this case shall be reprinted and included as a plan sheet(s) <br />with the building permit plan check sets submitted for review and approval. These <br />conditions of approval shall be on, at all times, all grading and construction plans kept on <br />the project site. <br />6. Prior approval from the Planning Department must be received before any changes are <br />constituted in site design, building design, building colors or materials, grading and <br />drainage, landscape material, etc. <br />PLANNING <br />Prior to issuance of a building permit, the applicant shall enter into an in-lieu parking <br />agreement for ten parking spaces in accordance with Municipal Code provisions to <br />provide the Code-required parking spaces for this project. The applicant shall pay the <br />applicable in-lieu parking fees; the timing for payment as determined by the City <br />Council. <br />
