extension of the sewer main shall be shown on the tentative subdivision map to the <br />satisfaction of the City Engineer. The existing septic system on the Selway property may <br />remain if determined to function adequately by the Alameda County Health Department. <br />If, however, the existing septic tank and leach field are determined to be failing, the <br />septic system shall be abandoned per Alameda County Health Department regulations <br />and the Selway's home shall then be connected to the City's sewer system. <br />9. A project developer shall install a sewer lateral to the Lehman property on Trenery Drive. <br />The exact location of the lateral shall be determined after the location of the septic tank <br />on the Lehman property is determined. The location of septic tank and leach field on the <br />Lehman property and the extension of the sewer main shall be shown on the tentative <br />subdivision map to the satisfaction of the City Engineer. The existing septic system on <br />the Lehman property may remain if determined to function adequately by the Alameda <br />County Health Department. If, however, the existing septic tank and leach field are <br />determined to be failing, the septic system shall be abandoned per Alameda County <br />Health Department regulations and Lehman home shall then be connected to the City's <br />sewer system. <br />10. A project developer shall extend a water lateral to the existing Selway and Lehman <br />homes and the homes shall be connected to the City water system for domestic use unless <br />otherwise approved by the City Engineer. The existing wells on these properties may be <br />used for ir-igation purposes if a backflow devise is installed on the new water service to <br />City Standards. The extension of the water lines to theses properties shall be shown on <br />the tentative subdivision map to the satisfaction of the City Engineer. <br />11. The water and gravity sanitary sewer mains serving this development shall be public and <br />maintained by the City. There shall be individual sanitary sewer and water laterals to <br />each dwelling unit. There shall be a two-way cleanout on the gravity sanitary sewer <br />lateral located at the back of the PSE. <br />12. The project developer shall post with the City prior to approval of final subdivision map, <br />an additional performance bond for all subdivision improvements that are not to be <br />accepted by the City of Pleasanton. <br />13. All subdrains shall have cleanout installed at the beginning of the pipe. The bottom of <br />the pipe shall terminate in a storm drain or other storm drain outfall, subject to the <br />approval of the City Engineer. The project developer shall submit a final subdrain <br />location map to the City Engineer prior to acceptance of the Public Improvements. It <br />shall be the responsibility of the homeowner to relocate the subdrains, if during the <br />excavation of a pool or other subsurface structure the subdrains are encountered. All <br />owners within the subdivision shall receive notice of the presence of these subdrains. <br />The City Attorney shall review and approve the notice prior to the recordation of the final <br />subdivision map. <br />14. The project developer shall obtain all agency environmental permits prior to the <br />recordation of the final subdivision map or prior to the issuance of a grading permit. <br />
