15. The project developer shall be responsible for apaying apro-rata share of the <br />undergrounding costs for the overhead utility lines on Martin Avenue traversing the <br />Selway property. The amount shall be determined by the City Engineer prior to the City <br />Council's approval of the final subdivision map and shall be paid to the City with <br />recordation of the final map. <br />16. The project developer shall give notice to any prospective buyers of Lot 2 that Trenery <br />Drive is a private street and is maintained by the individual property owners. The project <br />developer shall submit the wording for this notice to the City Attorney for review and <br />approval before recordation of the final subdivision map. <br />17. With the building permit application for the homes covered by this approval, the project <br />developer shall submit a noise analysis to the Planning Director and the Chief Building <br />Official prepared by a licensed acoustical consultant detailing the building measures -for <br />example, STC window ratings and wall construction details -required to achieve an <br />interior noise level of 50 dBA LoN in bedrooms and 55 dBA LnN in other rooms for <br />aircraft noise. The measures detailed in the acoustical analysis shall be shown on the <br />building permit plans to the satisfaction of the Planning Director and the Chief Building <br />Official before issuance of the first building permit. <br />18. The project developer shall submit to the Planning Director with the tentative subdivision <br />map application, a mitigation plan that will address the suppression of airborne dust and <br />vermin abatement during project grading and site improvements. The mitigation plan is <br />subject to review and approval by the Planning Commission at its public hearing. <br />19. The project developer shall offer to the following Palmer Drive homeowners -Cain <br />(2033 Palmer Drive, 946-4573-149), Hatch (2017 Palmer Drive, 946-4573-148), Luce <br />(2081 Palmer Drive, 946-4573-152), Reedy (2101 Palmer Drive, 946-4573-153), Strother <br />(2119 Palmer Drive, 946-4573-154-02), Takahashi (2049 Palmer Drive, 946-4573-150), <br />and Worley (2065 Palmer Drive, 946-4573-151) -the 10-foot wide strip of land to their <br />rear yards shown along the west side of the project site. In the event that the homeowners <br />accept the 10-foot strip, this area shall be zoned PUD -MDR, matching the zoning of the <br />Palmer Drive properties, and shall be incorporated into the zoning regulations of the <br />Palmer Drive sites. The project developer shall process lot line adjustments to add this <br />strip of land to each lot resulting in a single parcel. The land transfer must be entirely <br />agreed to by these owners or their successors prior to the City Council's approval of the <br />final subdivision map, thereby providing a continuous property line between their <br />properties and the proposed development. Otherwise, this property will remain with the <br />Ponderosa Lots 4 through 9. <br />20. The degree of material variation and design detailing shown on the front building <br />elevations of this development plan shall be applied to the rear and side building <br />elevations thereby achieving afour-sided building design. This change shall be shown on <br />the building permit plan set to the satisfaction of the Planning Director before issuance of <br />a building permit. <br />
