d. The project developer shall revised the typical street Section E-E as follows: <br />• The design of the rolled curb shall match the existing curb design. <br />• The north side of the street shall be posted for no parking. <br />• There shall be a subdrain located under the street curb and gutter per City <br />standards. <br />e. The existing Storm Drain system on Cameron Drive between Equestrian Drive and <br />Courtney Avenue shall be abandoned and the storm drain pipe and appetencies <br />removed. <br />£ The existing water main on Cameron Avenue between Courtney Avenue and the <br />westerly project boundary shall be abandoned and a new water main installed. The <br />existing water services shall be abandoned and new services installed. The existing <br />meter and meter boxes shall be relocated behind the realigned curb per City <br />Standards. The existing fire hydrant shall also be relocated to the new main. <br />g. The existing streetlights on Cameron Avenue shall be relocated to a location behind <br />the new street curb per City Standards. <br />h. The existing sanitary sewer manhole on Cameron Avenue that falls behind the new <br />street curb, in a location westerly of Street "C" shown on Page Two of the <br />development plan shall be abandoned and a new manhole installed westerly of this <br />location within the realigned street. The new sanitary sewer main from Street "C" <br />shall tie into this manhole. <br />For the homes on Lots ] 0 through 18 located on the opposite side of Street "A" <br />from the bioswale, the project developer shall provide a disconnect between the <br />roof leader and the street curb to allow the low flows from the roof to be absorbed <br />into the ground while allowing larger flows to flow directly to the street gutter. <br />These revisions and changes shall be shown on the tentative subdivision map, grading <br />plan, and utility plan to the satisfaction of the City Engineer and the Planning Director for <br />review and approval by the Planning Commission. <br />The project developer shall prepare all necessary documents to the satisfaction of the City <br />Engineer for the City to quitclaim the surplus street right-of--way behind the proposed <br />back-of--curb on the south side of Cameron Avenue. The City will retain a Public Service <br />Easements (PSE) over the area to be quitclaimed for utility purposes. The surplus street <br />right-of-way will be offered to the Dillon, Lawer, Sussman, Grimes, and Herb properties <br />for incorporation into their properties. <br />The project developer shall extend the existing sanitary sewer main in Martin Avenue <br />northerly from Diablo Court to the Selway property and shall stub a lateral to the Selway <br />property, unless otherwise required by the City Engineer. The exact location of the <br />lateral shall be determined after the location of the septic tank on the Selway property is <br />determined.
