• On Lot 2, the project developer may install the semi-circular driveway sufficient to <br />accommodate guest driveway parking as generally shown on Exhibit A. The site <br />plan may be modified at the building permit stage subject to the review and <br />approval of the Planning Director. <br />Any changes will require a modification of the development plan following the review <br />procedures defined in the Pleasanton Municipal Code. <br />5. The project developer shall modify the Santa Rita Road/Mohr Avenue intersection's <br />signal prior to the occupancy of the first home covered by this approval. The signal <br />modification shall be completed to the satisfaction of the City's Traffic Engineer. <br />6. The project developer shall revise the project covered by this approval as follows: <br />a. The typical street Section A-A shall be revised as follows: <br />• There shall be an eight-foot wide Public Service Easements (PSE) on both <br />sides of the street. <br />• The design of the rolled curb shall conform to City Standard Detail 105. <br />• The bioswale shall be irrigated and shall be maintained by a Homeowners <br />Association or a Maintenance Association composed of Lots 4 through 27. <br />The driveway culverts in the bioswale accessing these lots shall be maintained <br />by the Homeowners Association or by a Maintenance Association. <br />• The maximum depth of the bioswale shall be 0.5 feet unless otherwise <br />approved by the City Engineer. <br />• The project developer shall demonstrate to the satisfaction of the City <br />Engineer that the 10-year storm event is contained within the "V"-ditch. <br />b. The project developer shall revised the typical street Section B-B as follows: <br />• The design of the rolled curb shall match the existing curb design on Cameron <br />Avenue. <br />• There shall be an eight-foot wide Public Service Easements (PSE) on the <br />development's side of the street. <br />• The north side of the street shall be posted for no parking. <br />• There shall be a subdrain located under the street curb and gutter per City <br />standards. <br />c. The project developer shall revise the typical street Sections C-C and D-D as <br />follows: <br />• The design of the rolled curb shall match the existing curb design on Cameron <br />Avenue. <br />• There shall be an eight-foot wide Public Service Easements (PSE) on the <br />development's side of the street. <br />• The north side of the street shall be posted for no parking. <br />• There shall be a subdrain located under the street curb and gutter on both sides <br />of the street per City standards. <br />
