17. Details and sections of the siding installation, door trim, and window treatments (sill, trim, frame, sash, mullion, muntin, window recess, etc.) shall be shown on the building permit plans and shall be subject to review and approval by the Planning Director prior to issuance of a building permit. 18. The applicants shall use high quality ("architectural grade") composition roof shingles on both units that is thicker than standard composition shingles. A roof material sample or manufacturer's brochure shall be included with the plans submitted for issuance of building permits and shall be subject to the review and approval by the Planning Director prior to issuance of building permits for the project. 19. The project developer shall submit a final exterior lighting plan for the project for the review and approval of the Planning Director prior to issuance of building permits. All exterior lighting shall be directed downward and designed or shielded so as to not shine on neighboring properties. The applicant shall submit a final lighting plan, and include drawings and/or manufacture's specification sheets showing the size and types light fixtures proposed for the exterior of the buildings and parking areas. The light fixtures and their locations shall be subject to the review and approval of the Planning Director. 20. All conditions of approval shall be attached to all building permit plan check sets submitted for review and approval. These conditions of approval shall be attached at all times to any grading and construction plans kept on the project site. It is the responsibility of the applicant/property owner to ensure that the project contractor is aware of, and abides by, all conditions of approval. The applicant shall prepare a Conditions, Convents and Restrictions (CC&Rs) to address the maintenance of the private drive and the retention of the open space on each property. A copy of the CC&Rs shall be submitted to the City for review and approval. This CC&Rs shall be recorded with the parcel map and that a copy of the recorded document shall be given to all property owners. 23.
