17. Details and sections of the siding installation, door trim, and window treatments (sill, <br />trim, frame, sash, mullion, muntin, window recess, etc.) shall be shown on the building <br />permit plans and shall be subject to review and approval by the Planning Director prior to <br />issuance of a building permit. <br />18. The applicants shall use high quality ("architectural grade") composition roof shingles on <br />both units that is thicker than standard composition shingles. A roof material sample or <br />manufacturer's brochure shall be included with the plans submitted for issuance of <br />building permits and shall be subject to the review and approval by the Planning Director <br />prior to issuance of building permits for the project. <br />19. The project developer shall submit a final exterior lighting plan for the project for the <br />review and approval of the Planning Director prior to issuance of building permits. All <br />exterior lighting shall be directed downward and designed or shielded so as to not shine <br />on neighboring properties. The applicant shall submit a final lighting plan, and include <br />drawings and/or manufacture's specification sheets showing the size and types light <br />fixtures proposed for the exterior of the buildings and parking areas. The light fixtures <br />and their locations shall be subject to the review and approval of the Planning Director. <br />20. All conditions of approval shall be attached to all building permit plan check sets <br />submitted for review and approval. These conditions of approval shall be attached at all <br />times to any grading and construction plans kept on the project site. It is the <br />responsibility of the applicant/property owner to ensure that the project contractor is <br />aware of, and abides by, all conditions of approval. It is the responsibility of the <br />applicant/property owner to ensure that the project landscape contractor is aware of, and <br />adheres to, the approved landscape and irrigation plans, and all conditions of approval. <br />Prior approval from the Planning Department is required before any changes are <br />constituted in site design, grading, house design, house colors or materials, fence <br />material, fence location, landscape material, etc. <br />21. The approved house colors/materials shall be indicated on the final building permit plans. <br />Any proposed revisions to these approved colors or materials must be submitted for <br />review and approval by the Planning Director prior to painting/installation. <br />22. The applicant shall prepare a Conditions, Convents and Restrictions (CC&Rs) to address <br />the maintenance of the private drive and the retention of the open space on each property. <br />A copy of the CC&Rs shall be submitted to the City for review and approval. This <br />CC&Rs shall be recorded with the parcel map and that a copy of the recorded document <br />shall be given to all property owners. <br />23. Concurrent with the recordation of a parcel map to create three single-family residential <br />parcels, the applicant shall record with the Alameda County Recorder's Office the <br />following: <br />6 <br />
