measures to be implemented with the design and construction of the structures <br />covered: <br />a) Electrical conduit and cable pull strings shall be installed from the roof/attic <br />area to the buildings' main electrical panels. <br />b) Roof trusses shall be engineered to handle an additional load of five (5) <br />pounds per square foot beyond that of the anticipated load for the roofing <br />material. <br />c) An area shall be provided near the electrical panel for the "inverter" required <br />to convert the direct current output from the photovoltaic panels to alternating <br />current. <br />d) The home design and siting on the lot shall maximize the structure's solar <br />exposure with broad sloping roof surfaces facing a southeast to southwest. <br />These measures shall be shown on the building permit plan set submitted to the <br />Planning Director for review and approval before issuance of the building permit. <br />The project developer shall provide the future homeowners the necessary <br />information delineating the means by which photovoltaic panels can be applied to <br />the roofs of the structures covered by this approval. <br />27. Trellis-covered arbors and/or porches up to a height of 15 feet supporting <br />photovoltaic panels shall be exempt from the City's Administrative Design <br />Review procedures. Design review at the Planning staff level and building/ <br />electrical permits would still be required. <br />28. The lot owner/contractor shall include in the garage a "roughed-in" location <br />including conduit and pull-strings and connections for a charging station for <br />electrical vehicles. <br />29. Only natural gas burning fireplaces and/or USEPA-approved wood/pellet stoves <br />shall be permitted in the proposed homes. This condition shall not apply to <br />outdoor barbeques er outdoor fire pits. <br />30. Prior approval from the developer's architectural review committee and Planning <br />Department must be received before any changes are constituted in site design, <br />grading, building design, building colors or materials, landscape material, etc. All <br />recommendations of the architectural review committee shall be subject to the <br />final review and approval by the Zoning Administrator. A copy of this condition <br />shall be stated in the design guidelines. <br />31. The approved building materials and colors for each home shall be stated on the <br />building permit plans to the satisfaction of the Planning Director. Substitutions <br />shall not be allowed unless otherwise approved by the Planning Director. This <br />condition shall appear in the design guidelines. <br />Page 11 of 37 <br />
