grading/engineering analysis and plans, building fagade articulation <br />guidelines, tree analysis, planting plan, and related information submitted with <br />the tentative map. The purpose shall be to determine whether an additional <br />requirement of a single story height limitation for high visibility lots (#1-10, 17, <br />18, 21, 33 and 34) would have the effect of reducing visual impacts without <br />causing additional grading and impact to trees and topography. Furthermore, <br />this limitation shall be considered with respect to whether or not one-story <br />houses would have a clear benefit with respect to visual impact from off-site <br />views when compared to the existing guidelines. Finally, the maximum height <br />of the single-story houses, if such a limitation is imposed, shall be determined <br />and included in the development and design guidelines. <br />The Residence Lot Design Guidelines shall be implemented by the individual lot <br />owner and their designees as conditions to the subject property. <br />24. The review and approval of the Oak Grove homes shall conform to the design <br />review procedures set forth by Section 18.20, Design Review, of the Pleasanton <br />Municipal Code with the following exceptions: <br />• Computer generated and professionally rendered view analyses shall be <br />submitted with the design application for the review and approval of the <br />Zoning Administrator. The view analyses shall minimally include one front <br />and one rear view of the home. The zoning administrator may require <br />additional views based upon the site's location, surroundings, and terrain. <br />• Noticing for the future design applications shall include the neighborhoods <br />adjoining the Oak Grove development's north and west property lines to a <br />distance of 500 feet from the Lin property boundary. <br />• With the notification of the Zoning Administrator's action sent to the Planning <br />Commission, staff will provide to the Planning Commission copies of the <br />Zoning Administrator's approval letter, conditions of approval, visual analyses <br />of the proposed house, and reduced copies of the plan set of the proposed <br />home including colored building perspectives and building elevations, floor <br />plans, landscape plans, grading plans, and any other design details <br />considered by the Zoning Administrator to be pertinent to the proposed <br />design. <br />25. The project developer shall work with staff to further refine the building design <br />guidelines including the recommended architectural styles specified under <br />Statement G-12, Architectural Style. The revised guidelines shall be subject to <br />review and approval by the Planning Director. The approved Design Guidelines <br />shall then be considered as part of the Exhibit "A" of this development plan <br />approval. <br />26. All residences in the PUD shall allow for the future installation of a Photo Voltaic <br />(PV) system. Making the home photovoltaic ready shall require the following <br />Page 10 of 37 <br />
