"Prior to any construction framing, the lot owner/contractor shall provide <br />adequate fire protection facilities to the construction site(s), including, but not <br />limited to a water supply and water flow in conformance to the City's Fire <br />Department Standards able to suppress a major fire." <br />The lot owner/contractor shall submit a list of all green building measures used <br />in the homes' design to the Planning Director for the review and approval with <br />the application for design review approval. The homes shall be designed to <br />include a minimum of 50 points using the ACWMA's Green Points rating <br />system with a minimum of ten points in each category (Resources, Energy, <br />and IAQ/Health). <br />The lot owner/contractor shall submit a waste management plan to the <br />Building and Safety Division prior to issuance of building or demolition <br />permits. The plan shall include the estimated composition and quantities of <br />waste to be generated and how the project developer intends to recycle at <br />least 50 percent of the total job site construction and demolition waste <br />measured by weight or volume. Proof of compliance shall be provided to the <br />Chief Building Official prior to the issuance of a final building/occupancy <br />permit. During demolition and construction, the lot owner/contractor shall <br />mark all trash disposal bins "trash materials only" and all recycling bins <br />"recycling materials only." The lot owner/contractor shall contact Pleasanton <br />Garbage Service for the disposal of all waste (including all recycling <br />materials) from the site. This condition shall appear in the design guidelines. <br />• Modify Statement G-5.1, Maximum Graded Slope, to state: <br />Grading for the individual lot designs shall not exceed a slope of 3:1 unless <br />located underneath a building and, where day-lighted, is treated with <br />architectural and landscape features to hide the steeper slope or as reviewed <br />and approved by the Planning Director and City Engineer. <br />• Modify Statement G-6.2, Facade Elements With Depth And Shadow, to state: <br />To enhance the articulation and depth of the architecture, elements including, <br />but not limited to, covered porches at entries and patios, entry alcoves, bay <br />windows, entry and parking courts, connective breezeways, etc., shall be <br />used. <br />• Modify the first sentence of Statement G-8.2, Side Drive, to state: <br />The drive is placed within the side yard setback within a minimum 23 feet of <br />the side property line. <br />• Lots 1 through 10, 17, 18, 21, and 33 through 34 shall be defined as High <br />Visibility Lots and shall be governed by the High Visibility Lot standards of the <br />residential design guidelines. This condition shall appear in the design <br />guidelines. <br />• With the tentative subdivision map, staff and the applicant shall review the <br />Oak Grove development and design guidelines with reference to the refined <br />Page 9 of 37 <br />
