That proposed street names for the project shall <br />be submitted to the Planning Department for <br />review and approval prior to recordation of the <br />final map. <br />4. That approval of this case is subject to all <br />conditions contained in the report from the City <br />Engineer dated August 10, 1988, attached hereto <br />and made part of this case by reference. <br />5. That the final landscape plan include a street <br />tree species that is acceptable to the City <br />Engineer. <br />6. That the applicant contact the developers of the <br />adjacent Tract 5835 to coordinate the redesign <br />and final grading to be completed along the <br />southern property line. The final grading along <br />this property line shall be submitted for final <br />review and approval of the Planning Director <br />prior to the issuance of any building permits. <br />7. That the finished pads for lots 18 and 19 not <br />exceed a maximum elevation of 588.2 and 584.2 <br />respectively. <br />8. That the applicant shall improve Montevino Drive <br />to the satisfaction of the City Engineer and <br />Planning Director prior to the start of <br />construction on any single-family residence. It <br />is intended that Montevino Drive will be opened <br />from Vineyard Avenue through to the connecting <br />portion in the Amador Valley Savings and Loan <br />project for construction access as soon as <br />possible. <br />9. That the applicant apply for and be issued <br />approval of PUD modification to allow less than <br />the required 20' rear yard setback for Lot 8 <br />prior to the final map. Failure to obtain such a <br />modification will require redesign of the <br />proposed house for this lot in order to create <br />the required 20' rear yard setback. <br />
