That the houses proposed on Lots 18, 26, 27 and <br />42 be shifted and redesigned, if necessary, to <br />create large usable flat yard areas along at <br />least one side of the structure. The final site <br />plans shall be submitted for final review and <br />approval of the Planning Director prior to the <br />final map. <br />11. That the cumulative side yard setbacks between <br />Lots 36 and 37 be increased to 17'. <br />12. That a combination of ground cover, and screen <br />shrubbery be installed along the bank of the <br />Vineyard Avenue frontages of lots 1, 35, 36, 41, <br />and 42. The final mix and location shall be <br />submitted for final review and approval of the <br />Planning Director prior to final map. <br />13. That a final landscape plan, which includes <br />planting of screen trees along the western <br />property line be submitted for review and <br />approval of the Planning Director prior to the <br />recordation of the final map. <br />14. That the applicant install all project fencing as <br />shown on Exhibit "A" in conjunction with the <br />development. <br />Section 2.
