7. That the applicant shall relocate the existing bus turn- <br />out and shelter to the location depicted on the site <br />plan, Exhibit A, on file with the Planning Department. <br />This relocated bus facility shall be designed to the <br />satisfaction of the City Engineer. The applicant shall <br />be responsible for the design, installation and <br />maintenance of said facility. Any additional City <br />easements, if necessary, shall be recorded for the <br />public facility to the satisfaction of the City <br />Attorney. <br />8. That a detailed comprehensive sign program for both the <br />site and individual tenant identification signs be <br />submitted for separate review of the Design Review <br />Board. And, although no signage approval is included <br />within this action, staff feels that the conceptual <br />building-mounted sign program, which includes minor <br />tenant signs within the grillwork structure and major <br />tenant signs on the building fascia, would be <br />appropriate for the complex pending final review and <br />analysis. <br />9. That the applicant install a deceleration lane for the <br />center driveway entrance off of Stoneridge Drive to the <br />satisfaction of the City Engineer. The final design of <br />this deceleration lane shall be submitted for final <br />review and approval of the City Engineer prior to the <br />issuance of any building permits. <br />10. That the center driveway be designed and installed as a <br />street opening acceptable to the City Engineer. <br />11. That the applicant shall install a minimum of five trash <br />enclosures on-site to serve the five buildings. All <br />trash enclosures shall be designed to be architecturally <br />compatible with the buildings. All trash enclosures <br />shall be located to the satisfaction of the Planning <br />Director. A few parking spaces may be eliminated in <br />order to install the enclosures in locations that relate <br />to buildings and are appropriate for the site. No trash <br />enclosures may be located in a manner that inhibits any <br />code required loading berth areas. <br />12. That prior to the issuance of building permits for any <br />buildings, the applicant shall work with staff to <br />redesign the necessary loading berth facilities to the <br />satisfaction of the Planning Director. The number, <br />location and design of said facilities shall be <br />determined by the Planning Director. The redesigned <br />loading facilities shall be located outside of the <br />public service easements and shall be designed per the <br />dimensional and maneuvering requirements of the <br />Municipal Code unless otherwise approved by the Planning <br />Director. The final design of the loading berth <br />facilities can result in the loss of building square <br />footage in order to meet the requirements of the <br />Municipal Code. <br />
