7. That the applicant shall relocate the existing bus turn-
out and shelter to the location depicted on the site
plan, Exhibit A, on file with the Planning Department.
This relocated bus facility shall be designed to the
satisfaction of the City Engineer. The applicant shall
be responsible for the design, installation and
maintenance of said facility. Any additional City
easements, if necessary, shall be recorded for the
public facility to the satisfaction of the City
Attorney.
8. That a detailed comprehensive sign program for both the
site and individual tenant identification signs be
submitted for separate review of the Design Review
Board. And, although no signage approval is included
within this action, staff feels that the conceptual
building-mounted sign program, which includes minor
tenant signs within the grillwork structure and major
tenant signs on the building fascia, would be
appropriate for the complex pending final review and
analysis.
9. That the applicant install a deceleration lane for the
center driveway entrance off of Stoneridge Drive to the
satisfaction of the City Engineer. The final design of
this deceleration lane shall be submitted for final
review and approval of the City Engineer prior to the
issuance of any building permits.
10. That the center driveway be designed and installed as a
street opening acceptable to the City Engineer.
11. That the applicant shall install a minimum of five trash
enclosures on-site to serve the five buildings. All
trash enclosures shall be designed to be architecturally
compatible with the buildings. All trash enclosures
shall be located to the satisfaction of the Planning
Director. A few parking spaces may be eliminated in
order to install the enclosures in locations that relate
to buildings and are appropriate for the site. No trash
enclosures may be located in a manner that inhibits any
code required loading berth areas.
12. That prior to the issuance of building permits for any
buildings, the applicant shall work with staff to
redesign the necessary loading berth facilities to the
satisfaction of the Planning Director. The number,
location and design of said facilities shall be
determined by the Planning Director. The redesigned
loading facilities shall be located outside of the
public service easements and shall be designed per the
dimensional and maneuvering requirements of the
Municipal Code unless otherwise approved by the Planning
Director. The final design of the loading berth
facilities can result in the loss of building square
footage in order to meet the requirements of the
Municipal Code.
