EXHIBIT B <br />Conditions of Approval <br />PUD-80-16-3D <br />November 9, 1988 <br />1. That the development be substantially as shown on the <br />plans Exhibit A, on file with the Planning Department, <br />except that Building F shall be eliminated. <br />2. That the applicant revise the landscape plan to include <br />additional screen landscaping to the rear of buildings <br />A-D. In addition, the applicant shall replant all areas <br />of the 33' wide PSE disturbed during construction. All <br />on-site and street frontage landscaping shall be <br />maintained by the applicant. Landscaping along Hopyard <br />and Stoneridge shall be sufficient to screen parked <br />vehicles on-site. A final landscape plan shall be <br />submitted for review and approval of the Planning <br />Director prior to the issuance of any building permits. <br />3. That approval of this development is contingent upon the <br />vacation of Bradley Drive and the applicant's securing <br />legal ownership of the vacated portion of Bradley Drive. <br />Failure to obtain ownership of this area will result in <br />the voiding of this project approval. <br />4. That no mechanical equipment, antennae, vents, blowers, <br />etc., be allowed to project above the elevation of the <br />roof parapets of any of the proposed structures. <br />5. That the final design of buildings E & F shall be <br />subject to independent review by the Planning Commission <br />and City Council. The proposed structure for the <br />building F pad shall be limited to a single-story <br />structure not to exceed 18' in height as measured to the <br />top of a parapet wall or peak of a sloped roof. Any <br />sloped roof shall include a hipped-type design that <br />slopes away from Stoneridge Drive and Hopyard Road. The <br />purpose of these restrictions is to limit future <br />construction to a low-profile building. <br />6. That the building color be revised from the yellow/gold <br />sand to a lighter, more muted beige color that <br />complements the adjacent flagship Meyers Center <br />structures. In addition, the accent bands shall be <br />revised from the proposed teal green color to a muted <br />lighter color that contrasts less with the eventual wall <br />color. All final colors shall be submitted for final <br />review and approval of the Planning Director prior to <br />the issuance of any building permits. <br />-3- <br />Res.
