13. That the applicant be responsible for any and all <br />modifications necessary to the center median along <br />Stoneridge Drive in order to accommodate the channeled <br />left-hand turn lane into the site. The design of all <br />modifications shall be subject to review and approval of <br />the City Engineer. <br />14. That the project shall adhere to all the permitted and <br />conditionally permitted uses of the C-R(m) (Regional <br />Commercial) zoning district with the following <br />modifications: <br />a. Change "pool halls" to C (conditionally permitted) <br />b. Change "Christmas tree lots" to TC (temporary <br />conditional permit) <br />c. Change "dance halls" to C (conditionally <br />permitted) <br />d. Change "financial institutions" to C (conditionally <br />permitted) <br />e. Change "food markets" to C (conditionally <br />permitted) <br />f. Change "restaurants and soda fountains, including <br />drive-ins and take out food establishments" to C <br />(conditionally permitted) <br />g Change "outdoor art and craft shows" to TC <br />(temporary conditional permit). <br />15. That the applicant follow the necessary procedures <br />established by the City to enable on-site police <br />enforcement of all applicable sections of the Vehicle <br />Code. <br />16. That all applicable conditions of PUD-80-16 shall remain <br />in full force and effect. <br />17. That unless a phasing plan for improvements is approved <br />by the Planning Director, the applicant shall complete <br />all of the on-site improvements at one time (including <br />all improvements around future building pad(s). <br />18. That at no time shall <br />displayed outside the <br />otherwise approved by <br />19.
