<br />Mr. Brozosky asked staff if it agreed not to install garage doors. <br /> <br />Since the units are not that large, staff believed the residents would store items in their <br />garage and in order to install garage doors, the project would have to be revised to meet <br />building codes. <br /> <br />Ms. McGovern asked if tree 88 as indicated in the Tree survey map was located on the <br />Hanson property? <br /> <br />Mr. Iserson said that since the tree was located close to the property line, staff wanted to <br />confirm that the fence would not be constructed where it would damage the tree. <br /> <br />Ms. McGovern asked staff if it had asked Mr. Winter to remove the tree? <br /> <br />Mr. Iserson said staff requested Mr. Winter to modify the fence to avoid compromising <br />the health of the tree. <br /> <br />Ms. McGovern inquired about the garages in the two rental units facing St. John Street <br />and how it conveys a slightly lower quality level than other nearby houses. She wondered why <br />staff would not support this. <br /> <br />Mr. Iserson noted that the report addressed all carports on Peters and St. John Streets. <br />He believed staff could work with the applicant as long as the building code issues were not <br />compromised on the St. John units. If it is Council's desire, staff could look at turning those <br />carports into garages as long as the codes issues are resolved. <br /> <br />Ms. McGovern asked if the open space between the four single-family homes could be <br />softened with landscaping. <br /> <br />Mr. Iserson said additional landscaping could be added. <br /> <br />Mr. Thorne asked if there was a policy in the CC&R's that would prohibit the buyers of <br />these properties from reselling for two to three years? <br /> <br />Mr. Iserson did not believe it could legally be done, as these properties are not restricted <br />and the City does not have any control over them. <br /> <br />Mr. Thorne expressed his concern that although these were not affordable homes, they <br />are attainable at the prices listed. He would prefer to retain these as affordable homes. <br /> <br />Mr. Iserson said staff would work with the applicant. <br /> <br />Mr. Bocian noted that when the Auf de Maur project that is being developed by <br />Silverstone Properties was presented to the Housing Commission, the applicant indicated it <br />wanted an anti-flip provision. Staff is researching the matter and has discussed it with <br />Silverstone Properties. Staff is confident that it will find something that will allow Silverstone the <br />opportunity to implement these procedures. <br /> <br />Mr. Sullivan asked if the design has changed since the Planning Commission's denial of <br />this project? <br /> <br />Pleasanton City Council <br />Minutes <br /> <br />27 <br /> <br />09/20/05 <br />
