Mr. Iserson responded what the Council was reviewing had not changed, and what had
changed is the applicant's agreement to add the additional items based on the peer review
consultant's suggestions.

Mr. Sullivan asked if the applicant agreed to all the items as suggested by the peer
review consultant?

Mr. Iserson said the applicant's agreed to all of the items with the exception of the
addition of the garage doors.

Mayor Hosterman declared the public hearing open.

Ron Winter, applicant addressed Council regarding his intentions to build homes for his
children and other children that have been born and raised in the City of Pleasanton who are
unable to find affordable housing to purchase. He believed the tandem parking would work
within the City limits and he is willing to work with staff to complete the project.

Stephen McGrogan, a Pleasanton resident, addressed the Council in support of the
project and encouraged Council to allow the building of the singe-family homes.

Emil Oxgen, a Pleasanton resident, said he was not against the project itself, but was
against the design and the number of single-family homes being placed on the parcel and the
tandem parking.

Jan Batcheller, a Pleasanton resident, addressed Council in support of the project and
encouraged Council to trust the applicant and to approve the project.

Steve Reynolds, a Pleasanton resident, addressed Council in support of the project and
encouraged Council to approve the project.

Anne Fox, a Pleasanton resident addressed Council in support of the project. She
believed this is a project that is needed in Pleasanton.

Mayor Hosterman closed the public hearing.

Mr. Brozosky was glad to see some homes of this size brought into the City of
Pleasanton and he was not against the removal of the walnut tree. The only change he would
like made, if Council is amenable, is to add landscaping around the carports on Peters Street.

Ms. McGovern supported the project and would prefer turf other then concrete pavers.
She supported garage doors with lighting and possible storage above where the carpools end
on B1 and B2. She also preferred additional landscaping added to soften the treescape along
Peters Avenue and would like for staff to work with Mr. Winter on marketing the City's Down-
Payment Assistant Program.

Mr. Thorne supported the project and encouraged the marketing of the City's Down-
Payment Assistant Program.

Mr. Sullivan asked if the applicant would be allowed to pick and choose to whom he sold
the properties and if there were any laws that governed this?

Pleasanton City Council
Minutes

28

09/20/05
