Mr. Brozosky recalled that Hacienda had requested keeping all of its entitlements <br />for commercial units as well as adding residential units. <br /> <br /> Mr. Paxson said that this would be one of the scenarios that Hacienda considers. <br />Keeping in mind the traffic issues, the Project Team will look at how these components <br />will work with one another. As the City is going through with its larger plans in looking at <br />a number of different combinations of traffic cimulation improvements and different types <br />of land use, the Project Team will be doing likewise within the Business Park. The <br />Project Team will be looking at how the different components of office, residential and <br />retail work together. <br /> <br /> Mr. Sullivan noted that the Planning Commission held several workshops with <br />regard to Hacienda's proposed Specific Plan. The Planning Commission recommended <br />that an economic study be conducted to see what it takes for the project to pencil out, <br />which would include the number of residential units, the square footage of commercial <br />and retail units, and what happens to the existing commemial units. <br /> <br /> Mr. Paxson said that the economic study is almost complete. He noted that the <br />East Bay Community Foundation was instrumental in helping with the economic study. <br />Hacienda would be releasing an environmental sustainability report that was conducted <br />by Redefining Progress. He is hopeful that an additional retail study report would be <br />available in the next few weeks. <br /> <br /> Mr. Sullivan asked that these reports be provided to Council as they become <br />available. <br /> <br /> Mr. Fialho said that staff would make these reports available to Council for its <br />analysis and comments. <br /> <br /> Ms. McGovem mentioned that when the School District Board considered <br />Hacienda Business Park, there were some interesting ideas as to where the children <br />would attend school. She asked Mr. Paxson if the Project Team would be addressing <br />this issue early on in the project? <br /> <br /> Mr. Paxson said the School District would be included in the discussions. He <br />noted that the Project Team has started to meet with School District staff and its <br />demographic expert to discuss the types of issues that it will be concerned about. <br /> <br /> Ms. McGovern said that there was a concern when she was a School Board <br />member that affordable housing only pays $2.00 a square foot for school impact fees. <br />The concern was whether these impact fees would be able to help build an additional <br />school facility. She asked if Hacienda had discussed its Specific Plan proposal with <br />Oracle Corporation. <br /> <br /> Mr. Paxson said Hacienda would be discussing its proposed Specific Plan with <br />Oracle Corporation sometime this week. <br /> <br /> Judith Geiselman, a Pleasanton resident, asked Council to make the proposed <br />General Plan time line chart and the scope of work easily accessible to the public.
