Mr. Paxson said that the project team would focus on this issue early on in tho <br />process, as this was the first question staff proposed to Hacienda. <br /> <br /> Ms. McGovern said that her question would always be are there are other pieces <br />of land that have not been developed within the community, and how would the City be <br />impacting their rights. <br /> <br /> Mr. Paxson said he anticipated this conversation would be important, which is <br />why Hacienda wanted to make this determination early on in the process. <br /> <br /> Ms. McGovern pointed out that there are homeowner associations currently <br />located in the Business Park. She was hopeful that these associations would be <br />included in this process from the initial stages. <br /> <br /> Mr. Paxson said that various homeowner associations would be included in the <br />process in the initial stages. <br /> <br /> Ms. McGovern understood that there were problems with the settling of housing <br />units in the Business Park. She asked if there would be adequate geographical studies <br />that would identify the type of land, and if housing could be built in these areas. <br /> <br /> Mr. Paxson said that at the Specific Plan level, there would not be any <br />geotechnical studies conducted. However, before any development can proceed, <br />geotechnical studies are required. <br /> <br /> Ms. McGovern said that she would like this to be included as part of the process. <br /> <br /> Mr. Paxson said that every project in the Business Park has included <br />geotechnical studies as part of its development. He said that Hacienda would be willing <br />to look at this data and incorporate it into the project. <br /> <br /> In response to an inquiry by Ms. McGovern, Mr. Paxson said that the projects <br />would be develop driven. All of the core planning areas, with the exception of the BART <br />station, have development partners who are interested in the process. These <br />development partners are interested in developing the properties after the Specific Plan <br />is developed. <br /> <br /> Mr. Brozosky asked when Hacienda proposes to have information relating to the <br />number of units available to Council? <br /> <br /> Mr. Paxson said that the Project Team has presented the scope of work for the <br />Hacienda Specific Plan before all of the core owners who will be funding the effort. All of <br />the core owners have reviewed the scope of work and are in agreement to the effort. He <br />was hopeful that some of this information would be available by February 2005. As he <br />previously mentioned, some of the core owners have developer partners and some do <br />not. The core owners who have developer partners have started to consider certain <br />types of projects for their sites. For the core owners that do not already have developer <br />partners, Hacienda needs to discuss with them the certain types of programs that they <br />might be interested in. <br /> <br />Pleasanton City Council 6 01/18/05 <br />Minutes <br /> <br /> <br />
