(SR 03:227) <br />Application for PUD development plan approval to subdivide an approximately 4.49-acre <br />site into five single-family residential lots located at 966 Sycamore Road. <br /> <br />Brian Swirl presented the staff report. <br /> <br /> Mr. Campbell asked if there were any contribution toward the bypass road or golf course <br />infrastructure from this project? <br /> <br /> Mr. Swirl said no. The bypass road runs through the New Cities development but there is <br />no direct frontage for the Kass project. <br /> <br />Mr. Brozosky asked if this project could not start until the New Cities project begins? <br /> <br /> Mr. Swirl said the Kass project could start before the New Cities project, but the Kasses <br />would have to extend the street from Bridle Creek subdivision across its frontage rather than <br />simply tying into the street required to be built by New Cities. There is a requirement that a <br />temporary turn around, or cul de sac, would be worked out with City staff. They would require <br />permission from New Cities to construct the street on its property. <br /> <br />Mr. Brozosky inquired about the number of single story houses. <br /> <br /> Mr. Swirl explained that the existing house is single story and the other two upper lots <br />will also be single story. <br /> <br /> Mr. Brozosky asked if there would be deed restrictions to prevent future expansion to <br />two-story homes, or is it up to the decision of the City Council? <br /> <br /> Mr. Swirl said that is determined by the zoning regulations. That doesn't mean it can't be <br />changed at some future time. Normally, deed restrictions are not done for zoning regulations. <br />PUD requirements are disclosed as a routine requirement so homebuyers would be given design <br />guidelines and the PUD restrictions. <br /> <br />Mayor Pico opened the public heating. <br /> <br />Pleasanton City Council 22 08/05/03 <br />Minutes <br /> <br /> <br />
