Wolfe presented the staff report. Eileen Morley reviewed the drawings of the <br />proposed improvements to the building. <br /> <br /> Mr. Brozosky had questions regarding some of the costs because some of them seemed <br />high. He asked if that was because it was an historic building? The cost for painting seemed <br />high. <br /> <br /> Mike Fulford agreed that part of the expense was because of the historic nature of the <br />building, and noted there is a lot of handwork to be done on the stenciled beams. Part of the <br />plastering costs were included in the painting estimate and there are many unknowns. He noted <br />the town of Niles is restoring its Veterans building and Pleasanton staffhopes to learn a lot fi.om <br />that town's experience. <br /> <br />Mayor Pico asked if there were hazardous materials in the building. <br /> <br />Mr. Fulford said no. <br /> <br />Mr. Brozosky inquired about the costs estimate for electrical work. <br /> <br /> Mr. Fulford said it may be necessary to include a new PG&E transformer as part of the <br />project. That would be about $65,000. He noted all the most expensive parts of the building <br />require improvement, such as the HVAC system, which requires more power than currently <br />available to the building. Retrofitting old buildings is more expensive than new construction. <br />Part of that is it is very difficult to access some of the spaces and they are trying to maintain the <br />historic character of the building. Staff does not want to have exposed ductwork, etc. <br /> <br /> Mr. Brozosky asked if the costs were accurate or were they high in anticipation of <br />problems? <br /> <br /> Mr. Fulford said the costs were intentionally high to present a realistic picture of what the <br />costs could be.
