Deanna Robinson, 544 Sycamore Road, indicated she is the next door neighbor to the <br />Moreiras and she still agrees there should be four lots. She was upset with the Planning <br />Commission and felt they had not adequately studied this application. She did not think the <br />Commissioners realized how large each parcel would be. She referred to the Greenbriar request <br />that two of the Moreira homes be one story. Of all the homes built by Greenbriar, there was only <br />one single story home. She supported allowing the Moreiras to build two-story homes. She said <br />the Moreiras have been deeply affected by the Greenbriar model homes and she hoped Council <br />would approve the four lot subdivision. <br /> <br /> Matt and Summer Duffy, 530 Sycamore Road, said traffic was brought up at the Planning <br />Commission hearing, they did not think one more house would affect traffic. Mr. Duffy pointed <br />out that Applied Biosystems and other commercial development in the area will bring in vastly <br />more traffic. He said the country atmosphere was raised and pointed out that his neighborhood is <br />the one lefi with horses. The country feel is somewhat gone. What is there now are some very <br />nice houses and he thinks the Moreira plan fits well into that. He referred to the Greenbriar <br />request for one-story houses and he was appalled that a San Jose company is telling long-time <br />Pleasanton residents what they can do with their property. The Moreiras have lived on that <br />property for a very long time and will remain on the property. He and his wife were in total <br />support of the Moreiras. <br /> <br /> Katia Kamangar, representing Greenbriar Homes, 7901 Stoneridge Drive, indicated she <br />was representing Greenbriar and the future residents of the Greenbriar homes. Greenbriar has <br />always supported three lots on the Moreira property as set forth in the Specific Plan. If Council <br />considers four lots, then Greenbriar requests single-story homes on the two middle lots. Those <br />are the two lots that would most impact the views and privacy of the backyards of the two model <br />homes. She was happy to hear that the Moreiras would accept a 35 foot set back for the two- <br />story units. She pointed out that the Greenbriar homes were at an angle to the Moreira property, <br />so the setbacks actually vary from 25 to 80 feet on some of the lots. <br /> <br />Ms. Michelotti asked what the setbacks of the model homes was to the property line. <br /> <br />Ms. Kamangar said one home is 25-35 feet, the single-story home is from 30-50 feet. <br /> <br /> Ms. Ayala asked about the grading and the fact that the Greenbriar lots are higher than <br />the Moreira property. <br /> <br /> Ms. Kamangar noted that they are slightly higher, but she felt it was only one or two feet. <br />She was not certain of their final grading plan and drainage plan. <br /> <br />Ms. Ayala asked if there were secondary units on any of the models. <br /> <br />Ms. Karnangar said there was one and it is single story. <br /> <br />Ms. Michelotti asked about fencing on the Sycamore Creek side. <br /> <br />Pleasanton City Council 22 07/16/02 <br />Minutes <br /> <br /> <br />
