school. He was concerned people would access the proposed school from the back as
well. He opposed cut-through traffic and access to the back of the school. Martin
Avenue is a country lane and the new residents have children who will be attending
Mohr, he was concerned about the additional traffic. He felt extending Mohr Avenue
will encourage more cut-through traffic. He liked Option B with traffic coming off
Busch Road. He also agreed with comments that this is only a potential school site and
the need to plan for what happens if there is not a school there. He also supported a
church on the site.

Christine Steiner, 596 Hamilton Way, indicated she was a member of the
Pleasanton Housing Commission and expressed concern about affordable housing. She
felt the City needs a vision for the east side of Pleasanton beyond this particular project
including a plan for traffic circulation. She preferred Option A because there is more
variety in housing. People should not be concerned about density. You can still have
good developments. A 5,000 sq. fi. lot with a huge house on it will not be affordable.
We don't need more million dollar homes in Pleasanton. That is not what the majority of
the working people in Pleasanton are looking for. The people making $20,000 to
$40,000 need a place to live that is acceptable. It is not acceptable that we want all the
benefits of industries like PeopleSofi, Documentum, Safeway, etc. and we don't consider
that they have employees who do not make $100,000 a year. These businesses have
provided the City with tremendous incomes, which has allowed the City to provided the
fine facilities we are all proud of. But don't forget people at the other end of the
spectrum. In terms of the School District, she thought the east side of town would be an
appropriate location for a school site, because Amador Valley High School is in the
center of town, Foothill High School is on the west side, and she felt that if the other
properties on the east side are going to develop, it will probably be with houses and it is
appropriate to have a school. She preferred the east side site to the Bemal property site
for a school. She objected to locking up two sites indefinitely for possible schools. She
agreed to preserving a small school site that could be moved to the Hansen or Kaiser
property if necessary. She believed the problems with traffic are because of streets that
don't go through. She also felt it is critical to have E1 Charro extended to Stanley, Busch
to E1 Charro and Stoneridge Drive to Stanley. She also felt the West Las Positas
interchange was critical and should be constructed.

Ed Gearty, 4165 Morganfield Court, referred to the referendum on which people
voted and decided Ponderosa was not the right developer. He did not feel Ponderosa is
the right developer now. If we want affordable housing for seniors, we need a developer
who will provide that. He wanted the City to buy this property and develop it as we see
fit. Working with the Kaiser property could provided an opportunity for a nice park
along the chain of lakes. He did not think it made sense to have a high school so close to
Amador Valley High School. He did not agree with housing on this land.

Sil DeFazio, 3711 Mohr Avenue, believed Ponderosa has done a good job of
developing a plan. He didn't agree with a school site. He liked Option B with an
additional entrance for Kamp Drive. Everything else is good. He has seen the school

City Council Workshop 7 08/20/01
Minutes
