Mr. Lafrano said it is recommended that the number of trees vary when <br />approaching from Bernal. Coming off from the freeway the trees are placed randomly <br />and then as soon as the center of the project is approached, the trees are ordered in order <br />to bracket the entrance way. He said that staff felt very strongly that it would be logical <br />to continue the brick texture into those areas, making them more urban in nature. He <br />showed Council the proposed landscape plans. <br /> <br /> Ms. Michelotti asked about the types of berms proposed because of the height of <br />the highway at that point. <br /> <br /> Mr. Lafrano said that this topic had not yet been addressed. He said that with the <br />placement of trees there would be a very strong buffer before seeing any of the ears. <br /> <br /> Ms. Michelotti discussed the differences in landscaping of retail and business <br />parks using Stoneridge and Ilacienda as examples. She expressed her concerns about the <br />grading of the Bernal Avenue property. <br /> <br /> Joseph Azzarajay, 6601 Owens Drive, said what was going to be done was to fill <br />a portion of the site. Basically the finished floor of the buildings will be a few feel, plus <br />or minus, what you presently see as the existing grades. Driving on Beraal, people will <br />see the finished floor approximately one foot lower than Bernal. The loop area along 1- <br />680 will be lower than 1-680 in height. <br /> <br /> Ms. Ayala mentioned that there is not presently a gas station located on this side <br />of town and asked if there were plans tbr one. She asked the public to please voice their <br />opinion on this topic and encouraged people to let Councilmembers know their ideas on <br />the placement of a station. She also asked about the total amount of commercial acreage. <br /> <br /> Mr. Lafrano said eight buildings would be on 39.1 acres. The retail comer is <br />sized as 1.4 acres for a 5,000 sq. ft. retail center. The feedback from potential users is <br />that this is the best size. <br /> <br /> Mayor Tarver asked if there was a response as to whether or not a golf course <br />could be built around the plan on the land remaining, if that was the desire. <br /> <br /> Mr. Swit~ said the answer was in the stall'report. and the more detailed report is <br />still in process. He said that there was more than enough room to place more than a nine <br />hole golf course ,around the residential area as long as Zone 7 does not take the maximum <br />area that it said that it was going to in the widening of the creek channel. If Zone 7 were <br />tu use the maximum amount in the widening of the arroyo, then golf course holes could <br />be placed along the l?eeway, but would only allow for play in one direction. In order to <br />put a portion of a golf course on the western parcel, the western parcel would have to be <br />reconfigured. It is recommended if the residential area is placed up towards Bemai and <br />towards the freeway, therefbm going from the Zone 7 channel to the freeway, then a <br />considerable amount of acreage would be available at the south end. This could be built <br />into a stadium type golf course.
