before the end of August to hold the second reading of those ordinances that are <br />introduced on August 21st. <br /> <br /> Pat Costanzo, Jr., reprcsenting Greenbriar, presented an updated report since the <br />previous meeting two weeks ago. At that time there was some direction given on what <br />site plans to continue processing and with that direction, the design team put together the <br />formal PUD application, which includes all landscape drawings, all site plans, all grading <br />utility plans, all of the normal design drawings within a PUD. Those were submitted a <br />week ago last Friday. Subsequent to that there was a Planning Commission meeting. <br />The main topic at that meeting was green building principles and practices. The home <br />builders and the commercial builders would be willing to incorporate this into their <br />projects. Discussion took place concerning the site plans and the PUD drawings. Public <br />input was also conducted at this meeting. <br /> <br /> Mr. Constanzo reviewed the three site plans with Councilmembers. Alternative A <br />includes maximizing lhe number of housing on the eastern parcel, at the direction of <br />Council. Ite said there is a commitment on the part of Greenbriar to attempt to get the <br />approvals for this plan. Alternatives B and C were shown with alternate development <br />patterns, should Greenbriar not be able to get the required permits to develop the eastern <br />parcel at the 114 lots that are currently on the plan. Alternative A's commercial <br />co~nponent includes eight buildings with 745,000 sq. ft. of space. The apartments are <br />centered around the village commons area, off Valley Road. To the east of the apartments <br />are the 4,000 sq. ft. lot alley-loaded product. Ninety-nine for sale lots are included in this <br />with an additional 20 BMR units that are duets for sale. On the eastern parcel there are <br />101 - 5,000 sq. It. lots with 26 BMR duet units. On the west side there are 113 - 6,000 <br />sq. ~. lots, 112 - 12.000 sq. it. lots and 10 BMR duet units. as well as the incorporation <br />of a five acre neighborhood park. <br /> <br /> Dan Rosenbatm~, South Bay Development, is the commercial builder involved in <br />the project. He showed the colored renderings of the different elevation types for review <br />by Councilmembers, He said he has created a theme with variations and therefore the <br />development will not look like eight identical buildings. There are certain techniques <br />they have utilized using two difti:rent buildings with four different claddings. He said <br />that with the design presented, a person could stand in different parts of the project, look <br />at the buildings and from any angle the buildings will not look the same. <br /> <br /> Terry Lafrano, Architect with MBH Architects, showed the gouping of four <br />buildings in the center with two groups of two buildings on the perimeter. The baildings <br />arc designed for double entrance and linked together for the convenience of pedestrian <br />traffic between the buildings. He discussed the scale, texture and materials involved in <br />the commercial buildings and showed san~ples of these architectural elements. <br /> <br /> Ms. Ayala asked about the parking area and the number of trees in this part of the <br />plan. <br /> <br />pleasanton City Council I l 08/01/00 <br />Minutes <br /> <br /> <br />
